Flood Restoration

This is what even a relatively small plumbing leak can do. 5 figures in damage. And weeks of work. Nevermind occupancy issues.

I was called to handle this flood restoration project start to finish including water mitigation and mold remediation. A toilet supply line had let go in the night and run all night. This is a double-wide mobile home in a retirement community and was scheduled to be listed for sale the day the flood was discovered. Luckily for everyone, the property was vacant.

These units are actually quite nice, but this type of manufactured, panelized construction posed many challenges.

This project exceeded 5 weeks, 2 of which were required for demo, mold remediation and for the property to thoroughly dry. Every trade was involved: finish carpentry, framing, electric, plumbing, insulation, HVAC, drywall, paint, flooring, etc.

Everything in its construction was unique to the property. The trim was not standard trim, it had been manufactured for this mobile home. Replacing it would have been problematic. That meant it had to be carefully salvaged, cleaned, treated, and refinished for re-use. The 4 doors had to be custom made to fit the sizes of the openings. The ductwork that was replaced had to be fabricated. And, critically important, the walls all had a textured finish. Special techniques which I have honed and perfected over the years had to be used to ensure a seamless and flawless finish so repairs were unnoticeable.

The end result was a product better than the original.
