Modern Bungalow

This is not just a home, it’s a collection. The owners were downsizing from a 20,000 sf estate on over 30 acres and had a lifetime of memories to integrate into their new home. Special boulders and Yellin gates were tagged and re-located, salvaged stone became a mantel, and Nakashima furniture pieces were dimensioned for optimal integration with the architecture and finishes. The new home is built upon the foundation of a former bungalow and retains a cottage scale on the approach while opening up to a lush property in the rear. A narrow wrap-around floorplate provides balanced daylight throughout and takes advantage of short and long views, especially from the endless pool. The plan incorporates a Vedic-inspired ‘still space’ around which main activities buzz. A super-insulated envelope is supported by geothermal heating for radiant floors, ducted mini-splits for heating / cooling, solar thermal for domestic hot water, color-phased lighting for seasonal affective disorder, and superior filtration for allergy relief.
