"Open Up & Sea"

A primary objective of this waterfront condo remodel was to take advantage of a spectacular view that was unseen from the original kitchen. Most perimeter walls were removed leaving minimal box-outs required to conceal electrical and mechanical elements and help define boundaries of the new kitchen.

The lone back wall grounds the refrigerator relocated between two peninsulas. It’s convenient to the sink/prep peninsula that is backed by mid-rise cabinets that serve a newly created study. These cabinets include file drawers and space to conceal home office equipment including a pull out printer.

Another peninsula fronts the expanded dining area. It facilitates conversation with guests while controlling traffic. It’s designed as a dry bar with an under counter wine unit and illuminated glass front cabinets to display crystal. At 36” high, it easily doubles as a surface for buffet service and affords a spectacular view of the water beyond the living room from anywhere in the kitchen.

A large range was selected ameliorating the need for a tall oven cabinet in this one-wall kitchen. The range has plenty of prep and landing space and is surrounded by plenty of specialized storage for kitchenware and utensils. The use of a flush mounted ceiling ventilation system eliminates the need for a view-obstructing hood.

The simple lines and monochromatic color palette provide a clean backdrop for the owner’s extensive art collection. However, the art may take second stage to the stunning petrified wood top that crowns the mid-rise cabinets that now define the entry hall. Arriving guests may be so intrigued hunting for fossils, they might not immediately notice the art or the spectacular view that is now visible from the entry.

OBJECTIVES:
• Take advantage of the waterfront view by opening up the kitchen to adjacent living areas while still defining space
• Create larger dining space in living area, and a study with accessible yet, concealed storage for home office supplies and equipment
• Increase counter space around cook top
• Upgrade/add appliances
• Create bar area

DESIGN CHALLENGES:
• Minimal latitude regarding sink placement
• Work around existing plumbing, waste, and electrical risers in mid-rise building
• Replace storage lost by eliminated pantry and wall cabinets

DESIGN SOLUTIONS:
• Remove walls and conceal mechanical elements with minimal wall box outs
• Kitchen footprint decreased and shifted slightly into new study
• Bar peninsula and mid-rise cabinetry facing study and hallway define kitchen without full-height walls, augments storage, and screens counter clutter from arriving guests
• Moving refrigerator and selecting microwave drawer and range with ovens below removes the need for additional walls and dramatically increases available counter space
