1300 South - Solstice Design Studio
1300 South explores a variation on the ubiquitous townhome development. This cottage housing project situates two clusters around small shared open spaces. This solution was proposed to navigate Salt Lake City’s form-based zoning requirements toward the goal of adding housing and fostering community on a site that is just steps away from the Jordan River Parkway Trail and the new Three Creeks Confluence park.
Each cluster sits on a uniquely colored base with painted accents to match. This chromatic interplay adds a visual vibrancy to the project while reimagining building forms already familiar to the neighborhood.
Technically only a 2-½ story structure to comply with zoning limitations, each unit functionally includes the entire footprint of a vaulted third story through thoughtful planning of the interior layouts. This is one example of the importance of uncovering the constraints and possibilities unique to every project.
