A Grandeur Expansion

Situated on Kings Mountain Lake this project majorly transforms a sizable, contemporary lake home into a grand scale residence with a mix of old world and classical overtones. With too much investment in the existing property only modifying and adding on made much better fiscal sense than starting over.

By adding a just a few elements you can drastically affect the character of a home. Introducing a whole new look by using different materials changes the entire feel the house.

Before
Attempting to add some sort of pattern to the massing, the existing Entry roof mimics the main gable behind it and the windows/door try to stylize the fenestration with great sacrifice to what's going on inside.

One of the additions was the front Entry that expanded the existing to a more comfortable size and giving a more traditional sense of arrival.

Before
The existing rear did little to help tie the house together. The deck was cantilevered with a series of tripled 2x12's that projected out about 5 feet from the brick supports below. Extremely under-structured, the deck had continued to sag causing unsafe conditions.

A new, partially covered Terrace is added to create an Outdoor Living space. Reusing most of the structure to the right with modifications of roof line and massing adds a much needed kitchen expansion, but in a different location of the home. Far right a two-car garage is added.

The new cantilevered portion of the deck with about the same overhang as the previous, required four steel beams, something the original should of had. Existing brick walks and retaining walls are refinished with cultured stone and slate to make more appealing and tie into the rest of the house...

The covered Terrace acts as an Outdoor Living area with a barrel vaulted ceiling complimenting the stone arch. The archway was sized to still allow good lighting into the Great Room while providing protection from the elements.

Multiple entries to bedrooms, Great Room and Sitting area were desired to be maintained and give it a resort feeling to the open and covered Terraces.

Before
No less than six doors led out to the deck for easy access. A desired feature that was incorporated into the new design. The laundry/utility room on the corner was the new location of the sitting room expansion and kitchen addition, and was relocated to one of the bays of the existing garage.

A new Kitchen addition takes the spot where a utility room had been located, taking full advantage of the views of the surrounding lake. A new Breezeway maintains direct access from the motor-court situated between the new Mud Entry and the two-car Garage addition to the right.

The existing foyer from the Great Room is too small to even take a before picture inside it. It was not much more than a finished lean-to on the outside of the house. The 'formal' entrance to the Dining Room is also in this space.

By reusing and adding on to the existing foundation, the old Foyer is transformed into a reasonable size that acts also as a hall to the formal dining. Using space from the old Foyer, there is an added Coat Room and China Room as well as an expansion of the Powder Room around the corner.

The existing view of the lake from the Great Room is impractical as the southern exposure is too bright and hot for a good portion of the day. The large windows, which were intended to make the room bright, only add extreme glare to an already bleak space.

Now re-purposed into a Butlery and Bar serving the Formal Dining Room. The opposite side of the old Kitchen is closed off and is also re-purposed as a walk-in pantry serving the new location of the new Kitchen.

The vaulted ceiling in the new Kitchen allows for a beautiful cooking surround of Cabinetry by Walker Woodworking. Direct viewing to the lake as well as grilling area and immediate access to the Terrace. Open to the Informal Living Area adds to the flow throughout the home.
