A Rubblestone Redo

Major renovation of a 1840's rubblestone home. Architectural design, build management and finishes by Stone and Pine. Once the original manse of the Anglican Church in Gananoque ON, this house has seen two major renovations since its original construction.

The before pictures of this project don’t clearly illustrate all the issues this home had when we started, such as the tiny, seemingly apartment-sized kitchen, the smell of oil and gasoline embedded in the barnboard floor below the servants' quarters, and the rot under the decade-long leaking washing machine. The smell of mould in the basement, the three additions to the original house that were incongruent, dark, and aging poorly. The lack of outdoor space, considering the backyard faces due west. Not to mention the angled floors, every room was a cat’s dream to chase marbles in. It wasn’t just age that gave the uneven floors a quick run in any direction - but a renovation that included cutting the main beam that ran across the house in the basement - supporting the ridge and all the walls above it...

Design included removing two of the three additions and insulated and poured a proper floor in the third one, with hydronic heating. This 100+ year old addition was once the servants' quarters, and summer kitchen below, became a new sunroom, with 12’ sliding doors facing west, and a new principal suite on the second floor with newly vaulted ceilings with a walk-out balcony facing the beautiful Greenspan elf the private yard.

This house saw 3 new fireplaces added, 4 new bathrooms, a relocated kitchen, sunroom, wrap around covered porch, new gables in the office and main bath, asbestos remediation, minor variances, stone repointing, curved upstairs hallway walls, a limestone living room wall, entirely new HVAC, plumbing and electrical, all floors levelled, the entire envelope spray foam insulated, and the basement walls and floors waterproofed.
