Beverly Hills Modern

JTID INC undertook the remodel of a 3,750 sq-ft BeverlyHills home. The initial structure was built in the 1960’s. It retained some exterior Midcentury architectural elements. The interiors however had been extensively modified throughout the 1980’s. We endeavored to preserve the exterior of the home while modernizing the interiors. A recent allowed to significantly increase in size the master suite which now features exceptionally vast bathroom and closet. The homeowner decided to rent the house after the renovations were completed hence the furniture seen in these images was for staging purposes.

It was determined early on with the homeowner that some of the home’s original Midcentury architectural elements would be salvaged. One of its most striking examples is this carport partition wall.

The original pool and spa were retained. However, there were entirely restructured to incorporate a Baja shelf. Additionally, they were entirely resurfaced.

The living and family rooms largely open to one another. Additionally, the original two-sided masonry fireplace contributes to the open feel while providing separation. Sliding doors were replaced with continuous Fleetwood multi-slide door units.

The formal living room is vast yet intimate. It opens onto the entertainment deck outside. The cerused white oak flooring continues throughout the home with the exception of the kitchen/dining area and the bathrooms.

The dining area is open one one end to the kitchen. It is separated from the foyer by a series of decorative wood-clad posts. A built-in cabinet provides plenty of storage for wine and linens. The living room is seen afar..

The kitchen was considerably enlarged by incorporating a pantry area while the pantry now occupied an adjacent space. Two skylights were added to bring in natural light. Custom white oak cabinetry complement the wood flooring of the formal areas and the bedrooms. Concealed high-end appliances.

In addition to the skylights overhead, two windows open onto an adjacent interior courtyard featuring a fountain and a succulents garden. The upper cabinets are sheathed with a glossy lacquered finish. Satin nickel toe kick plates add a luxurious touch.

The family room is also connected to the chef’s kitchen. We removed sections of a support wall to expand the kitchen and make all family spaces open onto one another. The bar seen afar features lit shelving.

The adjacent laundry room was converted into a wet bar which can also easily be reached from the outdoor entertainment area through the multi-slide doors. Views stretching to the ocean and an abundance is sunlight contribute to the airiness of this family space.

The master suite was expanded with an addition to the existing home. The existing bedroom opens onto an office space. A narrow dual-sided fireplace was incorporated to replicate the original living/family room concept. New Fleetwood multi-slide doors open to a small patio off the turf expanse...

The substantial master bath is accessed from the office space through a barn door. The master bath is part of an addition. The space is adorned with marble walls and a luxurious bath area. Tray ceilings help anchor each space while concealing all mechanical, plumbing and electrical systems.

The oversized shower flanks the opposite side of the bathroom. Two separate toilet rooms are beyond, the tub area opens onto a small zen garden yet, frosted glass, allows for privacy. To the right, an opening leads into the closet. Polished brass fixtures throughout.

The master closet which is connected to the master bath features a makeup area as well as a full-length mirror.

The master closet which is part of the recent addition is exceptionally vast. Two tinted skylights bring in plenty of light. In addition to hanging and shelving, a custom island with glass inserts is the perfect place to display and store precious jewelry and other accessories.

All five bedrooms are substantially sized. This guest room offers a wall closet with a large recessed television screen. Pockets along the walls conceal the curtain rod. All interior doors feature a translucent frosted glass insert.

The two children’s bedrooms open onto a private landscaped patio area. Despite facing the street, the natural grade permitted the addition of a wall which was concealed with vegetation. Both children’s rooms feature ensuite baths and walk-in closets.

One of three secondary baths which were designed to compliment the rest of the home yet with durability and functionality in mind. Skylights were incorporated throughout the home.
