French Country Flip

Our clients -a group of real estate investors- purchased a large but dilapidated home in Old Town Pasadena. The existing structure had been altered yet it was for the most part in its original condition. Our clients saw an opportunity to create a custom estate. With the affluent Asian community of the San Gabriel Valley looking to acquire European-inspired homes, we opted for French Country as our inspiration.

Before
The original structure -seen here- had been significantly altered, yet never renovated, over several decades. The driveway led to a simple one-story cottage-like dwelling with an unsightly 1950’s two-story addition behind it.

From the backyard, the existing home had even less appeal than from the curb. The pool, however, was in decent condition. The substantial yard presented some potential which our clients immediately recognized.

Inside, the structure was compartmentalized into relatively small rooms. Some had low ceilings. Although the original home had been enlarged multiple times, most of the spaces had remained in their original condition.

A two-story addition was Built in the 1950’s. A large entertainment space remained, for the most part, in its original condition. Moisture infiltrations and termite infestations had gotten the best of it.

The custom 12-ft tall mahogany and glass entry door is flanked with elegant pillars, making for a grand entrance. The paneled barrel ceiling over the entry adds character and height.

We opted for a large open space with two distinct seating areas, as opposed to an enclosed foyer. This extensive space could fit gatherings of over a hundred. We felt this spatial approach would not only make a dramatic statement but also provide a good deal of flexibility to the future homeowners.

The second seating area is adorned with a large stone fireplace mantel which echoes grand French homes. The oversized opening conveys a dramatic effect when a fire is lit. A small passageway to the left leads to the home office and one of two powder rooms.

In the formal powder room, antique marble tiles, laid in a checker pattern, were imported from France. The design of the vanity emulates that of an elegant chest, the finish of which is accentuated by the mirror above it. An archway separates the sink area from the toilet itself.

The powder room’s antiqued brass faucet is an ode to the fleur de lys motif commonly found in regal French estates.

Off the formal living room, a wide opening first leads into a hallway which connects the garage and the kitchen, then, into the formal dining room.. The chef’s kitchen features sophisticated cabinets, Calacatta marble countertops -perimeter- and a black granite-covered island. The 48” Viking stainless steel range -with a wall-mounted pot filler- is anchored by an elegant custom hood.

The island comprises a prep sink, a microwave drawer and a dishwasher. A second dishwasher is adjacent to the farmhouse sink, beneath the window.

The island’s countertop is cantilevered on the breakfast nook side for stools. Vintage pendant lights provide a radiant glow which is echoed by the under-cabinet LED fixtures.

Beneath the three-paneled window, the farmhouse sink is complimented with a polished nickel pull down faucet. A skylight was intentionally positioned over the sink area. in the far left corner, a pocket door opens onto a sizable pantry with custom floor-to-ceiling shelving and cabinets. .

The family room is connects with the kitchen and nook via a hallway which leads, on one end, to the dining room and the garage, and, on the other, to the home gym and the second powder room. The family room is an expansive space which -just as the living room- can accommodate large functions.

18-ft bifold doors create a seamless flow between the family room, the covered patio and the pool area beyond. The covered patio provides a nice shaded area on those warm Pasadena summer days.

The sweeping staircase whose banister was custom made per our design leads to the master suite. The alcove beneath it serves as a wet bar for the family room.

We opted for an Art Deco-inspired scheme. We designed the bar’s concave wood panels which were coated with a platinum finish. The rear wall area onto which shelves are mounted is sheathed with sheets of antiqued mercury glass. There are an aged brass sink and its matching faucet on the left side.

A hallway which stretches from opposite ends of the house leads to three guest bedrooms. The hallway is adorned with elegant paneling throughout. Intermediary archways break up the monotony of the space. To the right, one door opens onto a linen closet, the other onto the laundry room.

One of three guest rooms features an elegant 1920’s design scheme. Through the French doors to the left, one can access the pool area. We drew inspiration from the legendary Palaces of the French Riviera.

The ensuite bathroom emulates that very same glamorous feel. The porcelain pedestal sink is adorned with a chrome and porcelain lever faucet. The circular mirror and faceted sconce are quite sophisticated. The walls are sheathed with opulent Carrara marble tiles.

The polished chrome shower fittings contrast beautifully with the brick-shaped marble tiles. A focal wall of petal-shaped gray and white glass mosaic tiles embodies the refined elegance of the early 20th century. .

This other bathroom’s geometric floor tiling pattern comprises white marble and inset micro gray stone mosaic. A rectilinear gray vanity nicely compliments the tile work. Despite its somewhat compact scale, it provides adequate storage.

A larger geometric tiling pattern consisting of the same white marble and micro gray stone mosaic adorns the main wall over the bathtub. Elegant fittings based on vintage designs echo a bygone era.

The master suite, located on the second floor, comprises a substantial bedroom with dual French doors opening out onto a newly built terrace over the family room’s covered patio. The soothing color scheme lends itself well to a calm and relaxing environment.

The staircase leads up to a private landing area, on the right side. Double doors lead into the bedroom. To the left, dual pocket doors open onto the bathroom. The walk-in closet is through the other doorway.

The master bathroom features a freestanding tub, a steam-equipped oversized shower, a separate toilet area and a double vanity. Intricate tiling patterns throughout were executed employing various cuts of Carrara and Thassos marble tiles.

The large shower features two corner benches. The oversized shower head with its exposed pipe -imported from the U.K.- flanks the main shower wall. Elegant arabesque marble tiles sheathe the shower floor.

The adjacent walk-in closet boasts abundant hanging and shelving. An oval window faces onto the front lawn. The glow of the elegant French chandelier bounces off the tall mirrored doors and the custom lacquered cabinets. Plush carpeting adds warmth and comfort.

The master closet also features a beverage center. The door to the left leads into another space for linens, luggage etc.

Downstairs, off of the family room, a home gym opens onto the pool area and a lawn. There are an ensuite bathroom and an equipment closet.

The bathroom has airy sophisticated feel. The black vanity console features chrome sabots. A marble basketweave floor tiling pattern is elegantly complimented by the walls’ marble-like porcelain tiles which continue into the shower.

Seen from the rear yard, the house has an elegant feel. The covered deck of the first floor is covered with large format porcelain tiles. Paver-like stamped concrete was employed to resurface the existing cement hardscape which was extended beyond its initial footprint.

The oval-shaped pool was resurfaced with a pebble plaster finish. A circular spa was added with an overflow into the pool. The pool deck was extended to a raised sunbathing grass area.
