Santa Monica Bungalow

This repeat client requested our help to re-conceptualize a one-story bungalow in his rear yard comprising two mirrored one-bedroom rental units. The objective was to maximize the use of space while removing most unnecessary walls to create an open floor plan. The units were updated to command a higher rental income.

This small cottage, although engaging, had only been sparsely updated since its construction.

The existing living space which was tiny opened onto an oversized enclosed kitchen. The dining space was too small and impractical.

The kitchen had little storage despite its roomy footprint. Most of the wall space was occupied by the appliances and a water heater.

The bedrooms were pleasant but had little natural light due to the lack of windows. The old wall furnaces were no longer adequate.

Each bathroom was lacking in counter space despite having a tub. Storage was limited.

The living room and the kitchen were combined to create one open space. All windows were replaced and look out onto the newly landscaped yard. Three large skylights were also added. Light white oak floors provide a warm and subtle coastal feel.

The luxurious custom kitchen is unusually spacious. It features plenty of storage space, a full-sized pantry and an island. The built-in bench along the window was designed to accommodate a dining table.

The bedroom which features a built-in wardrobe is bathed in natural light. The private deck outside is spacious enough for a lounger or two. The sliding doors which fully open convey that quintessential Californian indoor-outdoor lifestyle.

One of two identical bathrooms is spacious and features all conveniences. To gain usable space, the existing water heaters were removed and replaced with exterior wall-mounted tankless units. Furthermore, all the storage needs were met by incorporating built-in solutions wherever we could.
