Project Scope & Objectives
The client wanted to enlarge a condo galley kitchen by opening the walls to the living area and creating an island.
Challenges & Solutions
One of the biggest challenges was a drainpipe for the roof of the two-story condo that could not be relocated. The drainpipe, on the back wall of the existing galley kitchen, was also a structural support wall for the second floor. We had to create a way to conceal that drain and still support the wall. Other design companies have turned that into a single decorative column, which could work, but the client wanted more than that. They also wanted a new bar in the layout. We were able to create the bar area using two columns with an engineered beam joining them which was more than enough support and chase way for the drain.
Another issue was the water main not being easily accessible. We installed a new one near the water heater. The customer was very happy about that!
The Results
Even though there were a few surprises along the way, the project turned out fabulous. The clients are happy.
