Franklin Hills Residence
In 2002 our newly formed company, Smalley Development, purchased a three-story home in the historic Franklin Hills built in the 1930’s. The home had an unobstructed view from the Hollywood hills and the Planetarium across Los Angeles and beyond to the Pacific Ocean.
Construction included a new kitchen, master bedroom, bath and closets with an original utility room/basement converted into a home office. An unfinished garage was converted into a family room with a vaulted ceiling and built-in entertainment center.
Air conditioning was added, electrical and plumbing upgraded and roofing replaced. Stained wood veneered walls were introduced throughout, new oak stairs installed and existing hardwood floors were refinished.
The entire hillside property was carefully landscaped with a profusion of colorful plants and flowers. Stepped terraces cascade down the rear yard to a private ‘zen’ garden.
In 2002, our newly established company, Smalley Development, purchased a three-story 1930s home in the historic Franklin Hills neighborhood. The property offered breathtaking, unobstructed views spanning from the Hollywood Hills and Griffith Observatory across Los Angeles to the Pacific Ocean.
The renovation focused on modernizing the home while preserving its historic charm. We installed a new kitchen, master bedroom, bathroom, and closets, and converted the original basement utility room into a practical home office. The unfinished garage was transformed into a welcoming family room featuring a vaulted ceiling and a built-in entertainment center.
Critical infrastructure updates included adding air conditioning, upgrading electrical and plumbing systems, and replacing the roof. Aesthetic enhancements featured stained wood veneer walls throughout, newly crafted oak stairs, and refinished original hardwood floors.
Outside, the hillside property was revitalized with vibrant, colorful landscaping. Terraced gardens cascade down the rear yard, culminating in a tranquil private zen garden. This project harmonized modern comfort with the home’s 1930s heritage, creating a timeless retreat that honors its past while embracing contemporary living.
