Capitol Hill renovation
This 1919 transitional house in Seattle's North Capitol Hill neighborhood was built on a tight lot. The entry was setback, and not easy to spot coming from the east. A small portico gave it some prominence, but little cover in the rain. Porch floor was made of wood. Water leaking into the basement below had been an ongoing problem. Our solution was to replace the wood floor with concrete, and make a new covered porch. Since the house faces south we made new roof into a terrace. Brick sidewalk pylons and walk mark the entry path. Inside, the covered porch has board and batten walls to suggest an outdoor room. Our design attempted to correct problems with a small intervention that would seem to have always been there. Second phase project was to replace the kitchen, tweaking the floor plan to make a much more useful space.
