Wallingford Craftsman

We redesigned and expanded second floor of this Craftsman in Wallingford neighborhood of Seattle. Roof was raised and dormers added to increase useable space. Front-facing dormer also provided a great view of Portage Bay. Plan includes master suite, two more bedrooms, bath and laundry. Tongue and groove fir ceilings are vaulted with skylights on back slope. Exterior was fully restored. We replaced a flat soffit at entry with new gable roof. Our project received the 2012 Wallingford Design Award.

Street view shows renovated 1910 bungalow with new taller roof, dormer and gable roof for entry. New cedar shingles were pre-stained in semi-transparent stain. Siding below water table is original, and had already been painted. Exposed roof sheathing is tongue and groove fir with a natural finish.

Close-up shows new tongue and groove roof sheathing, exposed framing and half-round gutters-- all period-appropriate details for a 1910 house. New windows are insulated, and match existing details. Exposed beam ends have sheet metal caps.

Roof overhangs

Entry is now more obvious with gable roof and a clear path from sidewalk to door. Original 12x12 posts at porch were retained for new roof.

View from south shows new gable roof. Plate height and roof pitch were increased slightly to gain headroom for second floor. Shingles above water table are new, pre-stained and laid in double courses to match original design.

Exterior restored

Deep overhangs protected original siding for over 100 years, and we were able to patch and restore it. Cedar shingles above were damaged, and we replaced them. We replicated flared detail at window headers to divert rain. New half-round gutters are tucked behind verge rafters in gable ends.

Wall and window details

New entry porch roof is a cross gable supported by existing posts. We did not modify stair, porch or decks, but added new stained cedar guardrails with slats for privacy.

Back view shows new shed roof dormer that encloses two bathrooms and master bedroom closet. Fiberglass roofing is in neutral "weathered wood" color.

Venting skylight at top of stairs brings light and air into the center of house, and brightens first floor. Skylights were placed only on back slope, and are not visible from front.

View is from top of stairs looking into middle bedroom and master suite. Bedrooms have different wall colors, but the same natural fir ceiling and neutral gray carpet.

View prior to renovation shows original gable roof with a tiny shed dormer facing Portage Bay. Original pergola was covered with a flat roof, and decks were from earlier remodels.
