Roof Water Leaks Resolved

Client suffered through multiple water leaks manifested in ceilings, attic areas, & doorways. Largo Green (LG) troubleshot & resolved sources of leaks, then repaired damages. LG tested water flow and LG pinpointed openings: balcony tile cracks, unsealed roof vents, and wall siding vulnerabilities. LG filled all cracks & openings with deep-seeded silicon, then industrial strength grout-caulking. Finally, LG added a Lacquer sealant.

LG was determined to isolate the root cause of these pesky water leaks. LG went high up to the corner above both the attic corner and dining room ceiling paths. This lead to the 3rd floor doorway leading up to the 4th floor balcony. Time to explore any and all balcony vulnerabilities.

The water did flow down the same path LG had noticed earlier from water stains and decayed wood evidence.

The chipped paint on the balcony door indicated damage from driving rains. LG concluded that this balcony stoop area was the highest source of water penetration,

The balcony door bottom also showed considerable damage to its rubber.

The wood on the door bottom and side was soft and rotten in areas, This confirmed water had made its way to the underside of the door. And to cause that much damage the water had to set there inside the rubber door bottom for a period of time.

After all these arduous observations & tests, LG made a trip to Home Depot for supplies: especially strong and specific sealants.

LG also procured some sheetrock patches for the dining room ceiling hole.

These industrial strength sealants will be used for the door threshold, tile edges, wall siding, and attic areas. The strongest clear silicon , and thick, sticky, black industrial strength caulk., used in combination, will build an impenetrable barrier.

This sealant if the strongest roof sealer available. This will be for the vent on the metal roof from the fireplace flue.

Can see the cracks between the wall siding and stucco wall on the balcony stoop. LG added the clear silicon into the cracks

Cleaned out tile edges. Lots of dry caulk came away easily but exposed many gaps and spaces in behind where the surface caulk was applied long ago.

This particular corner just right of the door opening, was cracked and when LG started applying the clear silicon, the carck just took more and more and more of the sealant. This indicated the space BEHIND the tile was Big and likely collecting lots of WATER.

The clear silicon sealer was deeply installed as far back as LG could push it, filling all gaps apparent or hidden. Then LG added the black industrial caulk to further seal the vulnerable areas.

Thick black caulking was applied all across the bottom all all the tiles along the balcony. LG wasn't taking any chances letting any water back into the house.
