General scope of work;

1. Throughout: Remove existing tile baseboard and replace with stained baseboard (existing floor tiles to remain). Paint all interior walls and ceilings.

2. Entry: Provide and install a linear transom window above the entry door. Remove a portion of the wall that separates the entry from the coat closet in order to open up the space.

3. Great Room: Remove arched niche above the fireplace. Remove existing TV niche and TV niche doors. Re-use the niche doors in a design element which will be determined at a later date. Paint existing tongue and groove ceiling and stain existing faux beams. Design to determine the best location for an office space.

4. Dining Room: Remove a portion of the wall separating the dining room from the great room in order to open up the space. Remove and replace existing chandelier but existing wall sconces to remain.

5. Kitchen: Remove one French door in order to allow for additional storage. Remove and replace cabinets, countertop, backsplash, appliances, etc. Remove a portion of the fridge wall in order to allow for a new countertop overhang and counter-stool seating area. Relocate the fridge and design bar cabinets within the space.

6. Guest Bedroom 1: Remove existing closet shelving and provide updated storage.

7. Guest Bedroom 2: Remove existing closet shelving and provide updated storage. Remove existing double French doors and replace with fixed windows that extend to the floor.

8. Guest Bath 1: Remove and replace existing vanity, countertop, two sinks, sink faucets, and mirror. Provide and install decorative lighting at the vanity. Replace existing window. Remove the wall separating the commode from the existing laundry in order to allow space for a private water closet. Remove and replace tub tile surround and tub plumbing components but keep the existing tub. Remove and replace the existing window within the tub area.

9. Master Suite: Reconfigure the master bedroom, bath, and closet. Provide a design that incorporates a new walk-in closet, laundry, and new bath. The bath to include in-filling the existing Roman tub, removal of the glass block window and replace with a new fixed window, remove and replace all shower tile, shower plumbing components, vanity, countertop, two sinks, sink faucets, mirror, and decorative components. The vanity location to be moved along with the existing commode location. The design to include the best location for the addition of a powder room near the master suite.
