The general scope of work:
Overall:
1. Remove and replace all 3,150 square feet of travertine flooring and replace with new tiles
2. Remove all existing baseboards.
3. Remove and replace all interior doors and door casing.
4. Provide and install LED recessed cans.
5. Paint all interior walls, ceilings, door casing, and interior doors.
Driveway:
1. Remove a portion of the existing concrete driveway along with exterior tile that leads to the front doors and replace with pavers.
2. Provide and install paver path and gate for golf cart.
Entry:
1. Provide and install new flooring.
2. Remove and replace the chandelier.
Great Room:
1. Remove the existing wall and hall closet that separates the Great Room from the Kitchen.
2. Relocate existing wall switches and receptacles.
3. Sunken Great Room to be partially filled in with concrete. (1) step to remain that leads to the Kitchen.
4. Reface the existing fireplace
5. Remove existing windows and replace them with a Panoramic Door system.
Kitchen:
1. Remove all existing cabinetry, countertops, plumbing fixtures, appliances, etc.
2. Relocate the existing wine fridge to the new Butler’s Pantry.
3. Remove and replace the Kitchen sink window with a larger fixed window.
4. Provide and install base cabinets on the sink wall only.
5. Provide and install a 4’ x 18’ linear island with an electric cooktop and two waterfall edges; one on the end and one facing the Great Room.
6. New design to incorporate two dishwashers.
7. Relocate the existing fridge/freezer into the Eat-In-Kitchen area.
8. Remove a wall that separates the Eat-In-Kitchen from the existing Laundry Room.
9. Remove and replace stationary French doors with operable doors.
10. Provide and install appliances per allowance and estimate.
Butler’s Pantry / Laundry Room:
1. Remove existing mudroom cabinetry.
2. Remove and relocate the existing Laundry sink plumbing near the Garage entry door.
3. Frame for a new enclosed Laundry Room with new base and upper cabinets, countertop, and coat hanging storage.
4. Provide and install new base and upper cabinets with countertop in the Butler’s Pantry.
5. Within the Butler’s Pantry, a coffee machine and double oven are to be provided and installed with serving space for entertaining.
Dining Room:
1. Remove two existing windows on the Kitchen sink wall and replace them with a Panoramic Door system.
2. Remove and replace the chandelier.
Master Bedroom:
1. Modify the existing HVAC closet.
Master Closet:
1. Remove existing closet shelving.
2. Extend the length of the closet into the bedroom by removing one existing bedroom window.
3. Provide and install custom closet shelving.
Master Bath:
1. Remove and replace overall flooring, vanities, sinks, sink faucets, countertops, mirrors, and lighting.
2. Infill existing Roman tub.
3. Provide and install freestanding tub and tub filler.
4. Remove existing bidet.
5. Remove and replace shower floor tile, shower wall tile, and all shower plumbing components.
6. Provide a design with an enlarged shower by taking space from the water closet.
7. Shower design to be curbless with glass panels and no shower door enclosure with two shower heads, rain head, and handheld.
8. Remove and replace commode.
Guest Suite:
1. Remove existing shelving near the bar.
2. Remove existing bar plumbing components, cabinets, and countertops.
3. Remove the wall separating the seating area from the bar.
4. Remove existing fireplace hearth.
5. Reface the existing fireplace with quartz to match the kitchen.
Guest Bathroom 1:
1. Remove and replace the existing sink, sink faucet, cabinet, countertop, and light fixtures. Configuration to remain.
2. Remove and replace overall flooring.
3. Remove existing tub and create a shower.
4. Remove and replace shower wall tile.
5. Provide and install a new shower floor and glass enclosure with one shower head, handheld, and rain head.
6. Provide and install a new mirror.
Guest Bathroom 2:
1. Remove and replace overall flooring.
2. Remove and replace freestanding pedestal style sink, sink faucet, mirror, and decorative lighting.
3. Remove and replace commode.
4. Remove and replace shower floor tile, shower wall tile, and all shower plumbing components.
