General scope of work covers the following main areas;

1.Kitchen remodeling to include interior design package, layout and city/county permit submittal package by Luxury. Remove and replace kitchen permitter cabinets, kitchen island cabinets and hallway wet bar cabinets, countertops, plumbing fixtures. Remove existing downstairs flooring throughout to include floor grinding, any crack repairs and preparation. Remove kitchen to living load bearing wall and re-frame walls per new design and layout, pour new spread footings for bearing points as required per engineered plans and specifications. Install new porcelain wood-like plank flooring throughout downstairs floor. Install new base board downstairs throughout at new floor locations. Re-arrange kitchen ceiling light layout per new design. Paint kitchen ceiling and walls, back side on the wall facing living area, dining and adjacent TV room and bar area.
Modify bar area framing to include removal of existing column at bar opening assuming it is "not bearing". Remove step down pot shelves at stairwell. Remove and install new fireplace. New TV niche and fireplace surround.
