Attic Conversion to Bedroom
The owners of this 1938 central city home wanted to create a new bedroom suite for their teenage daughter. They felt it was essential to preserve their home’s cottage charm and modest scale while adding the new space.
A new stair was cut into the existing hallway, leading to an upstairs landing with display shelving. In order to create space in the attic for the new rooms, the original roofline was extended upward. A new eyebrow window was added to the roof, enhancing the charm of the cottage from the exterior and providing daylight into the room. In the new suite, the eyebrow window is the centerpiece of the sleeping alcove. The curve of the cased opening follows the curved ceiling above the eyebrow. The bedroom is large enough for a desk and sitting area and leads into a private dressing area and bathroom. The bath is tiled in white with a spatter of blue accent tiles in the shower area. Natural daylight is brought in by a skylight in the roof over the frameless, glass partitioned shower.
In the existing living room, lighted display shelves were created under the new stairs. A mechanical closet was removed from the hall area recovering space for the dining room. Elliptical cased openings were created between the living area, dining room, and hallway. The original downstairs bath was gutted, with the rotten framing and flooring completely replaced. The new guest bath features a custom console table lav, frameless glass shower, and a tiled backsplash, floor and shower.
Toward the end of the project the homeowner decided to renovate the kitchen. A new island was built, featuring a wine refrigerator, butcher block counter and bar seating. All the cabinets were replaced, with new tile found to match existing.
Other upgrades include a new five-panel entry door, new energy efficient double-hung windows, and sprayed-in insulation in the attic, the exterior walls, and beneath the wood floors on the ground level.
Because of the age of the home, the framing in the attic, floors, and walls were a major obstacle. The sagging 2” x 4” rafters in the roof had to be reworked to accommodate the new eyebrow window. The uneven wood floors had to be leveled and patched in several areas, a job made more difficult because there was no existing subfloor.
The result of the addition and renovation is a spacious light filled home, seamlessly integrated with the original cottage styling of the era. The homeowners have added more room for entertaining in the new dining area and around the new kitchen island. The original bath has been updated with access to the guest bedroom.
