Hyde Park Bungalow Addition/Renovation

The client cherished the characteristics of her home built in 1928 and wanted to enlarge and renovate the dwelling while retaining the integrity of the home’s style and presence in the neighborhood. She wanted more storage, an upgraded kitchen, a new master suite, and a functional garage. She also wanted a space that would be suitable for entertaining her book club and laying out her quilting projects.

To enlarge the living room, dining room, and kitchen, four feet was added to the side yard. An old fireplace mantle found in the garage was restored and installed around the new granite faced fireplace in the living room. Ever mindful of storage, drawers slide out from the cabinetry at the hearth, built to match the walnut mantle.

At the rear of the home, the walls between the compartmentalized kitchen, breakfast area, and entertainment rooms were removed for an integrated open space oriented to the backyard. The new kitchen has been refitted with new bead board cabinets, a granite topped central peninsula, and a wine/beverage bar. Storage opportunities abound, with a double row of cabinetry, shelving for cookbooks, and curved corner niches for collectables. The mesquite flooring unites the spaces and contrasts with the white cabinets and tiled backsplashes. At the rear of the home, a back porch nestles under the canopy of a huge pecan tree and a new utility room fits nicely below the stairs to the second floor.

The second story addition, set back from the street for privacy and noise abatement, provides space for the master bedroom and bath. The design of the stairwell was oriented to the backyard with a corner window installed to maximize the view of the tree. The light filled stairwell houses bookcases, and a window seat, and the upper landing is used as a home office.

The original garage, deteriorated and suitable for storage only, was demolished and a new 2-story garage and studio apartment were built in its place. The lower level garage has washer and dryer connections should the studio apartment be occupied. Large enough for entertaining groups, the open plan studio features bamboo flooring, a kitchenette, and a window seat sized for a single bed. Storage solutions include a closet, deep shelves along the stair, and drawers beneath the window seat. Built with a smaller budget than the main house, the studio features aluminum windows, and a vaulted ceiling.

The home’s site presented unique challenges. Bordered by a busy street in front and an alley on the side, there was little space for parking and material drops. Also, in order to preserve the 80 year old tree in the backyard, special care was taken around the roots, with the foundation hand dug for the utility room and rear deck addition. The home had been squared before construction, but not leveled. This was done meticulously, with multiple jacks, to preserve the recently retiled bath on the lower level. The biggest challenge in the renovation and addition project was adding a second story that matched the existing home without an imposing presence. The overlapping roof lines of the porch, first story, and second story are unified and complemented by brackets made from the pattern of the existing brackets.

The homeowner is delighted by the open floor plans, storage opportunities and new master suite. Facing the possibility of caring for her aging parents, she has a lower level bedroom, bath and bonus room available for them. The new garage is large enough for two cars with room for storage and the studio apartment provides the space that she has always dreamed of for her projects and other interests.
