Faced with a downsloping 25' wide lot facing a beloved public park, our solution was to place the main floor 1 level below the street so that it could have a direct connection to the relatively deep backyard. Ample windows on three sides, a double height living area, and a four story, south facing lightwell help this lower level not feel like the basement it really is.
The house features 5BR/5.5BA, 3 car garage, loft office, media room, gym, and four stop elevator. Four of these bedrooms and three bathrooms are on one floor, in an unusually family-friendly layout for San Francisco. The full-floor master suite is designed as a "penthouse" with windows on three sides. Views to the front are of verdant Holly Park and to the rear the East Bay foothills and waters of San Francisco Bay.
The house is designed to be a "net-zero" energy user, with a minimal gas connection (only for a exterior firepit, interior fireplace, and cooking), a very tight exterior envelope (verified by multiple "blower door" HERS tests), high-performance insulation, electric-powered hydronic radiant heat, and an array of high-efficiency 20 solar panels offsetting all electrical use, including two car chargers. Fresh air intake is moderated and filtered through an HRV system, see below.
HRV SYSTEM DESCRIPTION:
An HRV is a controlled ventilation system that reduces high humidity, pollutants and odours by replacing stale air with fresh warm air.
Exhaust air is not only stale and damp, but warm. It is this warmth that is used to pre-heat fresh air as it enters your home. All HRVs have two fans and an in-built "Air to Air" Heat Exchanger, which transfers heat from the exhaust air stream to the cold fresh air supply. By the natural laws of physics, whenever cold air is warmed, humidity is reduced, and condensation control is the result. The two air streams are 100% separated at all times. The fresh air introduced into your home is warm and dry and provides a permanently fresh, healthy, indoor environment.
