Santa Clara Ranch Renovation
Designed for a repeat client who had inherited his mother's home, the primary objective of this project was to provide a full interior/exterior refresh of the 1950's structure, while retaining the favorable property tax basis.
We accomplished this by splitting the project up into two separate permit scopes of work, approved and finalled by the City of Santa Clara in two separate tax years. This strategy was developed through careful coordination with the County Assessor's office, who advised us and reviewed plans during a series of face to face meetings.
Success was earned when the tax basis for the house post-renovation did not increase, but for the usual annual increase as allowed by State Proposition 13.
