San Carlos Craftsman Remodel/Addition
This remodel + addition was just as notable for what we couldn't do as what we could on this tight triangular site facing a relatively busy street. Due to the existing house having both non-conforming setbacks and a garage that faced an abandoned city street, a careful renovation that retained that protected the legal status of these "grandfathered" items was in order.
In San Carlos, to retain such status requires retaining either 50% of exterior wall or roof framing. To leverage the value of the existing structure, we opted to retain as much of the exterior envelope as could be justified with a workable design. New roof forms are generally gabled additions to the existing, with white painted Craftsman board and batten detailing. Stone base columns and traditional shingling and trim work round out the exterior palette.
This project was designed under one owner, who then sold the property with plans to a new buyer during the building permit process. Our firm cooperated in the sale and transition, helping our client assign their contract with us to the new owner and her builder, who executed our design faithfully.

ADDITION OF NEW LIVING AREA WILL RESULT IN A 4BR AND 2.5BA RESIDENCE WITH 2176.5 LIVING S.F. WITH AN (E) GARAGE OF 422.2 S.F. TOTALING 2598.7 S.F OF NEW RESIDENCE.
