San Jose Eichler Remodel+Addition
After buying and selling an Historic Victorian house near downtown San Jose, our young clients were ready to try a completely different project without the heavy limitations imposed by the Planning Department.
After purchasing a relatively intact 1950's Eichler home also in San Jose, our clients asked us to explore ways to address an uncomfortably low roofline in the main living area, while relocating the kitchen for better indoor-outdoor flow, and finding room for a home office.
After reviewing 3 roofline concepts we proposed, our clients selected the option most true to the home's original form, which also happened to be the most expensive option (as it required removing the existing living room roof entirely). By raising the framing up 2.5' while keeping the original slope, we were able to provide minimum 8.5' ceilings rising to a peak of 11'8" without looking out of place in the Eichler neighborhood. To maintain the original aesthetic, we recreated the original home's post and beam structure and exposed wood decking.
The kitchen was enlarged and relocated to the rear as part of a rear-facing great room, and a small portion of the foyer was filled in to create room for a much-needed home office.
SCOPE OF WORK: REMODEL OF AND ADDITION TO AN EXISTING 3 BR 2 BA SINGLE FAMILY RESIDENCE WITH 1,886.3 EXISTING LIVING S.F. ON A 8,443 S.F. LOT. A 90.3 S.F. ADDITION OF NEW LIVING AREA AND A 115 S.F. OF EXISTING PORCH AREA CONVERTED TO NEW LIVING AREA WILL RESULT IN A 3 BR AND 3 BA RESIDENCE WITH 2,091.6 LIVING S.F. WITH AN (E) GARAGE OF 523.6 S.F. TO REMAIN TOTALING 2,615.2 S.F.
