House was almost 42 years old, wood siding was out of shape and some are rusting, several renos and changes had been made by previous owners which all by unprofessional trades and done wrong way. In this project, few walls on the main floor that separated kitchen, living area and family room have been removed and made a specious open area. The garage that was turned into a storage and an extra in-law suite (but ugly with no window) by previous owner, has been back by removing the garbage wall and terrible subfloor. The post in the middle of garage was also replaced by steel beam to avoid the uncomforting and hassle of the post right in the middle of the garage. The house was down to studs and rebuild. So, other than the main structure and foundation, everything is replaced by brand new material including plumbing, electrical wiring, insulation, windows, roof, interior and exterior windows......
Electrical panel was upgraded to 200 amp, landscaping redone, new plywood sheets on all exterior walls plus two inches of Styrofoam under stucco siding water creek in the backyard, and more done in this project.
