Originally built in the 1950's on a Cinder block& mortar foundation, this Prince George, BC home was an interesting project for us at Heritage Homes . Specializing in renovations and foundation repair, we come across buildings in various forms of disrepair and a crumbing foundation such as this is extremely unstable and requires immediate attention. During the initial consult, We offered several options to the client in respect of budget, safety and return of investment. The options we presented were: 1. Remove entire foundation, replace with reinforced concrete, waterproof new foundation, install proper drainage back fill and grade slope away from house. (most expensive option, new foundation would ensure safe occupancy of house, and best return of investment- the marker shows average house prices with cinderblock foundations are lower than compared to those with concrete) 2. replace sections posing highest risk of failure, excavate around entire foundation, re-seal existing cinderblock foundation to the best degree possible, install new drainage, back fill and slope grade away from house. (This option is mid-expensive, safety would be dependent upon future shifting/settling of house and lateral hydrostatic pressures from native soils against house, minimal return of investment as large shifts in foundation in the future may expose basement interior to moisture and water leaks) 3 Replace sections posing immediate serious risk with concrete and back fill area sloping grade away from foundation. (this option is the least expensive, safety would be of concern for the rest of foundation- similar to option 2, Return of investment would be minimal - also similar to option 2) The Client agreed that the best possible and safest solution was to replace the entire foundation with a reinforced concrete foundation and decided it was well worth the investment to "do it right the first time". we then set out on arranging of various subtrades. To remove the entire foundation and install it in one pour, we required the services of a building mover. This specialized contractor can lift entire buildings with a series of hydraulic jacks and even move buildings to different locations. once his cribbing and steel beams were in place the house was lifted. over a period of 3 weeks after that we worked under the supported house, removing the cinder block, forming and pouring a new reinfoced concrete one, waterproofing and backfilling with well draining soils. After the backfill, the house lift contractor came to lower the house onto the new foundation and the client had a home where there were no more worries of crumbling walls and leaky mortar seams. visit our website at www.HeritageHomesCanada.com for more information of how we can repair your home or renovate to better suit your needs.
