(Addition) Small Addition with a Huge Impact

Sometimes the smallest things can have the greatest impact. By adding a modest 112 sq ft to the left hand side of the house we were able to completely reconfigure the entire main floor into a great room concept. The original floorplan had the entry door opening up to an entry coat closet which separated the sunken living room from the rest of the area which had walls separating the dining room from the kitchen from the family room. The entry coat closet was a major load bearing point which we replaced with multiple steel beams. By adding 112 sq ft to the left of the entry door and raising the sunken living room floor, we were able to move the kitchen to a new location which opened to the living room. The existing dining room space was opened to the old kitchen location and a large open dining room with a separate bar area was created. The bar area cabinetry mimics the wood and aluminum cabinetry in the kitchen. The homeowner’s favorite color is orange so it was fitting that a citra orange Hestan range is the focal point in the kitchen. The original family room was remodeled with an updated fireplace wall and TV area. Thanks to a 112 sq ft addition what was once a choppy, discombobulated floorplan was transformed into a functional open concept layout.
