(Remodel - Custom) Ocean's 1,000

This 1970s 1,000 sq. ft. condo did not have the view from the most important angle, the kitchen. In order to take full advantage of their water view, 10 feet of non-load bearing walls had to be removed. Because this was a wood framed older condo, the city required that an engineer calculate and show that removing these non-load bearing walls would not affect any lateral or sheer for the entire condo building. With the city’s approval of the engineering calculations, the two non-bearing walls separating the kitchen from the living and dining rooms were removed. Now, the entire 180 degree water views were seen from all areas of the main living space and an open concept design was created. The homeowners wanted to bring the feel of water and waves throughout the interior of the entire condo. From the waves in the Cambria kitchen counter-top to the glistening rain glass style tile accents in the master bathroom shower, it was all about creating a water-world. Because the kitchen was now open to the main living areas, cabinet panels were used to conceal the majority of the appliances so they blended in with the new greige colored cabinetry. Special attention was paid in selecting a hood vent that could be recessed up into a custom built soffit area in the ceiling to keep the views unobstructed. Because space was limited in the condo, a curved island eating bar (supported by steel supports routered into the underside of the counter-top) provided a casual eating and entertaining area, without awkward corbels or post. In the guest bathroom, an open robe/linen area was created blending in with the walnut cabinetry but also providing much needed storage space. The water theme was carried through the guest bathroom with tear-drop shaped shower deco designed wall and a low profile vessel style sink. The tubular faucet and sea salt colored master bathroom sink, along with LED lighted storage, provided the finishing touches in modernizing the condo. Upon entering the hexagonal tiled entry-way and being greeted by the Orca metal artwork, you know you are in for an amazing surprise.
