Remodeling in New York City can be an exciting yet daunting prospect; there are more elements to consider and coordinate here than in other cities, says Yoel Piotraut, the owner and managing partner of MyHome Design & Remodeling in Manhattan. He works with clients to make remodeling a serene experience, providing them with updated spaces that meet their needs and suit their style.

Remodeling in New York City can be an exciting yet daunting prospect; there are more elements to consider and coordinate here than in other cities, says Yoel Piotraut, the owner and managing partner of MyHome Design & Remodeling in Manhattan. He works with clients to make remodeling a serene experience, providing them with updated spaces that meet their needs and suit their style.
A new path. Piotraut founded MyHome Design & Remodeling in 2001 shortly after moving to the United States from Israel, where he was an officer in the military. “I came to the U.S. to change my path; I had a friend who worked in construction, and that’s how I got my start,” he says. He rose through the ranks from worker to project manager and then to business owner.
An early interest. “I’ve been attracted to creating and building since I was a kid,” Piotraut says. “I remember my father building things in the house, and I was fascinated by it.” He cites his clients’ happiness as his main motivation for transforming spaces: “The ‘before and after’ is really a great source of inspiration.”

1. Understand the Rules
Many Manhattan condo and co-op buildings have a management board with specific requirements for contractors as well as alteration agreements between the tenant, the board and the contractor. Remodeling approval can take four to six weeks on average, Piotraut says. Prepare for a lot of paperwork back and forth, or entrust the process to someone who’s familiar with the regulations — or, better yet, someone who has worked in your building.
The MyHome team helped clients in Chelsea receive approval for combining and renovating their two apartments into the contemporary one seen here. The building required the clients’ architect to file with the city before the team could combine the apartments.

2. Maximize Your Space
New York City is brimming with small bathrooms and kitchens, so it’s important to make the most of the space you have. According to Piotraut, 90 percent of the bathrooms are 5 by 7 feet, and kitchens are often 7 by 8 feet. Sometimes it’s worth losing one or two cabinets if it lets you increase and enhance your space, he says.
The team opened up the Upper West Side kitchen seen here to create a seating area and a more spacious environment. They also installed stacked cabinets to take advantage of the ceiling height and provide more storage.

As city homes often don’t have a garage or driveway, you’ll need to find a place to store materials if you order them yourself. There can be a lag between when materials arrive and when your remodel starts. Make sure someone, such as your doorman, is on-site to accept curbside deliveries, and order materials from a single company to make coordinating easier. If you don’t have the space, see if your design expert can order and store the materials for you.
The MyHome team selected and stored the materials for the pre-World War II apartment seen here, also on the Upper West Side. They used retro-inspired subway tiles and added a modern twist with a floating vanity, one-piece toilet and frameless shower, which replaced the original bathtub. “We wanted to achieve a look that mixed the prewar style with modern elements,” Piotraut says.
