The main level is about 1500 sq. ft., and the front section’s center entry, half-bath, pantry, and office are under a flat ceiling/Plaster and Beam Mid-Floor System ( https://www.postandbeam.com/floor-framing-system). To the rear of the center section is the living room under a cathedral Beamed Roof System ( https://www.postandbeam.com/roof-framing-system). To the left side is the kitchen and dining wing with a beamed Conservatory-shaped screen porch ( https://www.postandbeam.com/plans/filtered?type=additions&additionDesignGroup=conservatoryRooms&keywordSearch=) out to the rear, and to the right side is the master bedroom suite wing; both wings are under a flat ceiling/Plaster and Beam Mid-Floor System. Upstairs is about 1200 sq. ft. with an office in the front and a loft looking down onto the living space below; this center section is flanked by two additional bedrooms with walk-in closets. The entire upper level is under a cathedral Beamed Roof System. The basement level is currently designed as a walkout and for storage and utilities. Conventional garage and connector are by owner/contractor.
