This project entailed the complete renovation of a two-family row house in Carroll Gardens. The renovation required re-connecting the ground floor to the upper floors and developing a new landscape design for the garden in the rear.
As natives of Brooklyn who loathed the darkness of traditional row houses, we were driven to infuse this space with abundant natural light and air by maintaining an open staircase. Only the front wall of the original building was retained because the existing structure would not have been able to support the additional floor that was planned.
In addition to the third floor, we added 10 feet to the back of the building and renovated the garden floor to include a rental unit that would offset a costly New York mortgage. Abundant doors and windows in the rear of the structure permit light to illuminate the home and afford views into the garden, which is located on the south side of the site and benefits from copious quantities of sunlight.

Sett Studio
92 square foot SIP panel, modular, backyard office. Shou-Sugi-Ban wood siding and Monotread wall sheathing. Burned-wood or charred-wood siding, Shou-Sugi-Ban is Japanese wood treatment used in various elements throughout Sett – interior and exterior. Not only does it deliver an attractive aesthetic, the burning also weatherizes the wood, prevents bugs and rot, and has enhanced fire-resistance.

This small tract home backyard was transformed into a lively breathable garden. A new outdoor living room was created, with silver-grey brazilian slate flooring, and a smooth integral pewter colored concrete wall defining and retaining earth around it. A water feature is the backdrop to this outdoor room extending the flooring material (slate) into the vertical plane covering a wall that houses three playful stainless steel spouts that spill water into a large basin. Koi Fish, Gold fish and water plants bring a new mini ecosystem of life, and provide a focal point and meditational environment. The integral colored concrete wall begins at the main water feature and weaves to the south west corner of the yard where water once again emerges out of a 4” stainless steel channel; reinforcing the notion that this garden backs up against a natural spring. The stainless steel channel also provides children with an opportunity to safely play with water by floating toy boats down the channel. At the north eastern end of the integral colored concrete wall, a warm western red cedar bench extends perpendicular out from the water feature on the outside of the slate patio maximizing seating space in the limited size garden. Natural rusting Cor-ten steel fencing adds a layer of interest throughout the garden softening the 6’ high surrounding fencing and helping to carry the users eye from the ground plane up past the fence lines into the horizon; the cor-ten steel also acts as a ribbon, tie-ing the multiple spaces together in this garden. The plant palette uses grasses and rushes to further establish in the subconscious that a natural water source does exist. Planting was performed outside of the wire fence to connect the new landscape to the existing open space; this was successfully done by using perennials and grasses whose foliage matches that of the native hillside, blurring the boundary line of the garden and aesthetically extending the backyard up into the adjacent open space.

Bubbles Bathrooms
Soft curves & clean clutter free lines of this bathroom were generated with a modern slant whilst respecting the age and era of the home. The colour palette soft and visually restful, enhancing the impression of space and calm. A custom designed window and the addition of a fan light over the existing doorway gives an appropriate blend between the old and the new, providing much improved natural lighting. Clerestory windows across the top of the vanity, combined with the long vertical window, create strong architectural lines while allowing for form and function to flow together. The vanity, made of natural anigre, float above the limestone tile floor. Natural, and neutral finishes throughout create a calming backdrop to the nature of the outdoors. Small natural stone, mosaic, listello tile flow up the shower walls and onto the ceiling. The sculptural, teak bench moves between the shower/steam shower and the make up area.

Techo-Bloc
A 6″ x 16″ double-sided segmental retaining wall, with tapered sides and an independent mechanical interlock allowing for a vertical or battered wall. Semma also has tremendous shear strength (block to block contact), void fill interlock (4 cored system with contractor gravel-filled cores), and a ½” bond for joint dispersion. Semma wall, with an integrated corner on every layer, makes a great solution to the raised patio quandary: building a structural wall and topping it with a parapet (free-standing wall). Use the Semma pillars to finish or add drama or light features to your wall.
