RAJ Kitchen and Bath, LLC
There were a few difficulties in making this kitchen any better than how it was. There was a separate staircase that had access to the second floor which was located in the kitchen. This left just enough room to push the dining room to one side. Then, there was the porch. A really nice panoramic view of the back, but was somehow under-used by the family during the summer months. Then, it was the size of the kitchen. It simply was way too small for a growing family, and while it had a peninsular in place, the flow just didn’t work. I remember watching them one day demonstrating how awkward it was using the kitchen. We got it! We had our marching orders to go and figure out how to make this kitchen work for this family.
Everything in the room was fair play. The design was done to make the kitchen very open. For a few ideas, we incorporated the porch in the kitchen by using the nana wall idea but it ended up being too cost prohibitive to do so. We then decided to do a permanent fix by using a commercial glass wall application. Once we figured that out, we moved back inside and removed the staircase. This gave us two added benefits. One allowed us to really reconfigure the kitchen and the other opened up the second floor for a huge built in closet system.
We relocated the windows, added a fire place with a built In TV above. From there, it was onto the kitchen itself which contained a huge Island with seating, large kitchen sink and built in appliances which was set up in a way to take advantage of the new layout. We re-positioned the kitchen facing the beautiful views outside rather than looking towards a wall. Now, when you enter the house up the entry stairs, the kitchen now draws you into the magnificent new open space. This is now setup for entertaining, relaxation, hanging out and most of all, preparing meals in a room where you only have to leave if you want to.
This one was all about the design. Design was what made this space. Setting this space up for success was crucial, and this kitchen is a great example of how design can cover a multitude of sins in Kitchen designs.

This alterations and additions project is located in the Eastern Suburbs of Sydney within a heritage conservation area with the typical challenges of contextual fit, bulk and scale, and assimilation to streetscape. The building itself is an existing dual occupancy configured dwelling with the orientation east to west. This less than ideal orientation resulted in an existing situation which limited natural light to the main living areas of the ground floor. Our client’s desire was to explore solutions that encouraged natural light deep into these living areas and thus the challenge of the ‘Light House’ was created. The interior space was carefully considered, shaped and formed to amplify light and the spatial connection between the different functional zones of the residence. The result transformed the interior into a series of light filled interconnected spaces with a contrasting dark façade which expresses a collection of architectural forms arranged to create balance, function and longevity. In collaboration with our client, we designed a carport with minimal support posts to allow free function around the vehicle. A cantilevered carport structure was created which complemented the existing building in form and detail, satisfying their brief and creating a successful outcome.

A succession of everyday spaces occupied the lower floor of this restored 18th century castle on the hillside.
The existing estate illustrating a period clouded by historic neglect.
The restoration plan for this castle house focused on increasing its spatial value, its open space architecture and re-positioning of its windows. The garden made it possible to enhance the depth of the view over the rooftops and the Baixa river. An existing addition was rebuilt to house to conduct more private and entertainment functions.
The unexpected discovery of an old and buried wellhead and cistern in the center of the house was a pleasant surprise to the architect and owners.

The Bazeley Partnership
Set in an Area of Outstanding Natural Beauty and a Conservation Area, Harwood Cottage is a Grade II Listed, three bedroom, Georgian cottage located within Old Town in the heart of the iconic North Cornwall coastal village of Boscastle.
The restoration was led by careful consideration of context and materiality. Early engagement with Cornwall Council’s Conservation Officer contributed to the successful outcome of a planning application to replace poorly constructed and unsympathetic modern additions at the rear of the property. The new accommodation delivered an extended kitchen and dining area at ground floor with a new family bathroom above.
Creating a relationship between the house and the extensive gardens, including an idyllic stream which meanders through Boscastle, was a critical element of the brief. This was balanced finely against the sensitivity of the Listed building and its historical significance.
The use of traditional materials and craftmanship ensured the character of the property was maintained, whilst integrating modern forms, materials and sustainable elements such as underfloor heating and super-insulation under the gables made the house fit for contemporary living.

The Ubuntu Center provides pediatric HIV testing and treatment, counseling, education, and community empowerment. The design is focused on de-stigmatization and normalization of HIV testing and treatment. It provides access to a state-of-the-art facility in a beleaguered post-apartheid community. The design is a model for sustainable development that begins with environment and extends to the preservation of life.
Funded globally and operated locally, Ubuntu reflects a world defined by unprecedented global connection and the resurgence of local, community based organization. Ubuntu center brings state of the art services to vulnerable children by providing centrally located, free and accessible social services in a single facility. It comprises a multi-purpose hall for education, concerts and shelter when needed; an empowerment wing with career guidance and computer centre, and a fully equipped Pediatric HIV /TB testing and counseling clinic with 47,691 people reached through community HIV prevention outreach. Ubuntu’s organic rooftop garden, together with Ubuntu’s neighborhood gardens feed 2,245 students daily. It provides a timely and practical template for sustainability on a societal as well as an environmental level. Ubuntu has been adopted by the US President’s Emergency Plan for AIDS relief (PEPFAR), and has become a model of success for the Clinton Global initiative, the Kresge foundation, and countless individual supporters.
Alchemy Architecture
The existing site, located in the Inner West of Sydney, contained a post war period home which had limited, if no redeeming factors and significantly underperformed for the living needs of the clients growing family. It was decided to remove the old structure and undertake a new build with the possibility of recycling the existing bricks from the old house and integrate them into the new. The planning approval was sought through a Complying Development Certificate, commonly known as a CDC, which allowed certain design freedoms and directions within a defined set of legislative regulations. We designed the new house around an existing pool which underwent some modification during the build to assist the visual connection and relationship to the new family home. The palate of finishes is raw, industrial and tactile with use of steel, timber concrete and recycled brick which exemplified the contemporary design. Light and ventilation were important factors of the design as well as connectivity between spaces and the relationship of the inside and outside. Our involvement in the project included not only the architecture as seen from the exterior though we were also instrumental in the assimilation of the interior finishes. Every effort was taken to maximise on all available space and capitalise on every available opportunity which was done successfully and advocated by our happy clients.

A new-construction, year-round vacation home was custom-built for a family to enjoy the natural beauty of West Marin, California. The home is sited on the beach, so understanding how to build on sand (instead of soil) and selecting the right materials that would withstand ongoing erosion from the ocean and salt air were both critical to the success of the project. Even in the most ideal circumstances climate can present challenges, but as this was a COVID-era project in a relatively remote location, we also faced supply chain issues and labor issues. Fortunately, we were able to draw on our decades of experience to identify solutions and work collaboratively with the geotechnical engineer, structural engineer, and subcontractors to ensure that everyone was aligned on the design vision and how we would achieve it. Our backgrounds as craftspeople and the project manager’s experience as an architect allowed our team to work in lockstep with the design team.

Bilotta Kitchen & Home
Location was a key factor for the developer of these 72 luxury beachfront condominiums in New Rochelle, NY, offering prime real estate with spectacular water views, all within a short commute to New York City. An unusual aspect of this project was the developer’s commitment to offer prospective buyers completely customizable interior buildouts. The architect and developer teamed with Bilotta to devise a program offering 17 stains, 17 paint finishes and a variety of door styles, giving homeowners total control of their kitchen and bathroom details and accessories, a significant and successful selling point.
In this particular unit, sand, surf, and sunshine are transported indoors with light-reflecting white cabinetry atop natural oak flooring, punctuated by a slate blue island that seats five. Practical blue-gray quartz countertops are a complementary echo of the island’s hue. A generous molding treatment emphasizes the tall ceiling height. There’s plenty of room for two pantry cabinets, as well as a wine refrigerator in the island. “Flying Saucer” island pendants and a cubist dining chandelier add contemporary flair.
The stunning highlight of each residence is a 30-foot-long wall of glass facing the water. With 2,400- 2,700 square feet apiece, the proportions of the open plan kitchen, dining and family room live like a gracious freestanding home.

Tile Doctor Ltd
Here we have a six year old Indian Sandstone tiled floor located a property on the outskirts of Lancaster. Measuring 100 metres squared, the very large floor had under floor heating in the concrete sub base. The type of stone used inside the property is what we commonly refer to as ‘patio Sandstone’, a material which is usually used outside because of its very rough texture. It’s not particularly comfortable to walk across in bare feet, hence why many people consider it be impractical for internal flooring.
Nonetheless, the property owner was keen to make the rough textured floor as feet-friendly as possible for people walking over it. At Tile Doctor we have developed a process known as milling, which utilises diamond encrusted pads combined with a weighted rotary machine to smooth the rough surface, leaving it looking and feeling a lot nicer and more practical to live with. The milling process is only done once, but while the Sandstone will still need cleaning and sealing in the future, it won’t be nearly as difficult as when it was rough.
The job would take over two weeks to complete due to the fact that the existing grout needed to be removed and replaced with a flexible floor grout: a very time consuming process.
As mentioned, the surface of the Sandstone was very rough, and so needed to be milled down to make it a lot smoother to look after and make it easy to clean and seal. This was achieved by using Tile Doctor’s 50 Grit diamond encrusted burnishing pads, fitted to a weighed rotary machine and run along the entire surface area of the floor. Through this process the stone became much smoother and more aesthetic – completing one of our main objectives for the customer.
Next, we started breaking out the already loose and badly applied grout with our grout removal tools. The builder who had installed the floor had used a sand/cement-based grout which wasn’t flexible. As a result, it started to crumble and loosen quite quickly after exposure to the underfloor heating. We removed this and replaced it with a far more flexible grout.
Once the whole area had been successfully milled and the grout replaced, the Sandstone floor was left to dry out over the weekend. Upon our return to the property, we cleaned off any dust and resin left over from the milling and grouting processes, before leaving it to dry for a further 24 hours.
The next day we returned to seal the whole floor with two coats of our impregnating sealer Tile Doctor Colour Grow. The sealer fills the pores of the Sandstone to prevent ingrained dirt and stains, while also emphasising the natural colours in the stone. It also provides a robust matte finish, which is what the customer wished for.
It wasn’t the easiest of processes to get the Indian Sandstone into a condition where it would be both suitable for internal flooring and aesthetically pleasing, but the results proved to be very much worth the time and effort invested. The customer was very pleased with the transformation.

We recently completed the design and construction of this beautiful 3800 s.f. contemporary Colorado mountain home, above the foothills of Boulder. We designed the house to maximize the sweeping views of Indian Peaks mountain range, while simultaneously optimizing passive solar design. The open floor plan brings natural light and passive cooling into every part of the house; the vaulted ceilings create an airy, sunny feeling. Every room opens to generous patios and decks to facilitate easy indoor/outdoor living. White Oak floors, granite counters and local flagstone finishes lend a warm modern texture to the home. We carefully preserved one hand-built quartz wall that was part of the house that formerly occupied the site, and restored the original adjacent homestead, successfully receiving Historic Landmark designation. This very energy efficient home (HERS 40 – uses 60% less energy than allowed by code), uses solar–photovoltaics, foam insulation, Energy Star windows & appliances, LED lighting, and a high-efficiency mechanical system. We loved renovating this space for our client who is a Chef and wanted a functional kitchen that is also beautiful. Her previous kitchen had been purchased at a Restaurant Supply Store on the Lower East Side and though totally functional it was just not highlighting the natural beauty of the apartment. We were able to use the existing beams and brick walls as an amazing back-drop to the kitchen. We added decorative lighting to the Kitchen and Dining Areas to define those spaces and changed the track heads throughout the apartment to modernize the lighting. We also built her a new Home Office enclosure to be more in keeping with the loft environment - a little jewel box in the apartment. Overall, a total success!!
