A floating stair descends from the upper level.
The Balmoral House is located within the lower north-shore suburb of Balmoral. The site presents many difficulties being wedged shaped, on the low side of the street, hemmed in by two substantial existing houses and with just half the land area of its neighbours. Where previously the site would have enjoyed the benefits of a sunny rear yard beyond the rear building alignment, this is no longer the case with the yard having been sold-off to the neighbours.
Our design process has been about finding amenity where on first appearance there appears to be little.
The design stems from the first key observation, that the view to Middle Harbour is better from the lower ground level due to the height of the canopy of a nearby angophora that impedes views from the first floor level. Placing the living areas on the lower ground level allowed us to exploit setback controls to build closer to the rear boundary where oblique views to the key local features of Balmoral Beach and Rocky Point Island are best.
This strategy also provided the opportunity to extend these spaces into gardens and terraces to the limits of the site, maximising the sense of space of the 'living domain'. Every part of the site is utilised to create an array of connected interior and exterior spaces
The planning then became about ordering these living volumes and garden spaces to maximise access to view and sunlight and to structure these to accommodate an array of social situations for our Client’s young family. At first floor level, the garage and bedrooms are composed in a linear block perpendicular to the street along the south-western to enable glimpses of district views from the street as a gesture to the public realm. Critical to the success of the house is the journey from the street down to the living areas and vice versa. A series of stairways break up the journey while the main glazed central stair is the centrepiece to the house as a light-filled piece of sculpture that hangs above a reflecting pond with pool beyond.
The architecture works as a series of stacked interconnected volumes that carefully manoeuvre down the site, wrapping around to establish a secluded light-filled courtyard and terrace area on the north-eastern side. The expression is 'minimalist modern' to avoid visually complicating an already dense set of circumstances. Warm natural materials including off-form concrete, neutral bricks and blackbutt timber imbue the house with a calm quality whilst floor to ceiling glazing and large pivot and stacking doors create light-filled interiors, bringing the garden inside.
In the end the design reverses the obvious strategy of an elevated living space with balcony facing the view. Rather, the outcome is a grounded compact family home sculpted around daylight, views to Balmoral and intertwined living and garden spaces that satisfy the social needs of a growing young family.

Outdoor Dining Area and Walking Paths
Background:
This project was designed and constructed in several phases beginning in 2007. `Stonegates' is a luxury retirement community located in Greenville, Delaware. Residents are typically Senior citizens with an active lifestyle desiring high quality goods and services.
Design Program - Outdoor Dining Area:
The Stonegates Retirement Community executive director asked us to design and build a new outdoor dining area adjacent to the `Manor House' which could be accessed and used by the residents. The design should provide several distinct dining "rooms" which would have tables and chairs for the residents' use at lunch and dinner hours. In addition, the seating areas should connect to each other and allow easy pedestrian flow for handicapped and non-handicapped residents. Finally, the area needed to be surrounded by beautiful gardens which would provide seasonal color and inspiration to the residents.
Design Program - Walking Paths &. Footbridge:
After the completion of the Dining area patios, the project was tremendously successful and the area was heavily used. The residents who lived in distant areas of the community requested that the dining patios be connected to the perimeter areas with a series of asphalt walking paths. In addition, a footbridge would be required to allow passage over a drainage swale. Lighting was requested so the residents could navigate the walkways at night. Additional plantings were placed along the walkways to provide a colorful and interesting journey from the Manor House to the perimeter cottages.

The house was completely modernised, remodelled and extended at different levels.
A full basement was created beneath the existing house, which also extended beneath the garden terrace and on the ground floor a contemporary, full-width extension was created onto the garden. The roof was also extended in a sensitive manner to create additional bedrooms.
The house benefits from an unusually large garden for the location and the design optimises this asset. Unlike many basement excavations, the design successfully links the new basement to the garden, and also to the main family kitchen/living area via an internal feature stair.

The Simply Home Decorating Design Studio is located in the beautiful community of Deep Cove in North Vancouver, British Columbia.
I like to be at home when my daughter gets home from school each day so having an office that is close to home is of the utmost importance to me. When the opportunity came along to design and build an extension to our home and add a new legal suite that would become SHD headquarters, I was thrilled!
I worked with architect Matthew Hansen, also based in North Vancouver, to come up with a design that was completely integrated with the existing house. His design was all that I had dreamed of and more. Our home was transformed from a modest 1950's side split with a converted carport/garage to what looks like a brand new home with a two car garage and a legal bachelor apartment suite.
When it came to the interior, there was no question that I would spare no expense in making my new office exactly what I had always dreamed. I also had to keep in mind that one day, when I retire or my business outgrows the space, we may want to use it as rental apartment or in-law suite so the design had to be carefully crafted to suit both of these purposes.
The result is a fabulous creative space full of light that houses my successful design business and I couldn't be happier "working from home."

Our clients would like to build a 4 bed oak frame home in the Cotswolds.
Project Background
The owners bought their plot in a pretty village location intending to knock down the existing 1970’s bungalow.
Both are commercial pilots with very busy lifestyles and are keen to have a turnkey service with the design and build of their oak frame home fully project managed.
Having submitted a pre planning application before our involvement the couple were concerned they would be limited to a 7.5m ridge height – which at best would mean a one and half storey house. We’ve since been successful obtaining planning permission for a full 8.3m ridge height two storey oak frame home.
The House
This new home will have four bedrooms, a study and an open plan kitchen and living area opening onto a terrace with views across open countryside. The floor plans are shown above.
Progress
This project was completed in Summer 2016. We really love this build as it has so much character from the grand entrance and hallway, the balcony and the oak frame exterior and interior.

This unique screened porch located in Darnestown, Maryland provides its hard-working homeowner with an abundance of outdoor space. Situated on a vast wooded lot, the views are absolutely stunning. The elevated sun deck wraps around the complete rear facade the home and features unique cut-outs and a sizable screen room.
To successfully preserve the lot's lively green view, a delicate SCREENEZE screening system was used in the screened room in conjunction with WOLF vinyl railings and Deckorators Classic Balusters. The 3/4" round balusters, which are also found around the deck's organic perimeter, blend in seamlessly with the surrounding landscape. AZEK low-maintenance PVC decking serves as the basis of both the deck and the top cop on the handrail system.
Multiple sliding doors give access to the screened-in porch and deck, and all of the materials used in the build are low-maintenance.

Ninety-six existing Miami-Dade County Public Housing units in the City of Miami were redeveloped with Florida Housing Finance Corporation funding by Related Group and Interior Designed by J Design Group in Miami, as part of Joe Moretti, a 13-story, 116-unit high-rise development for the elderly. The building’s common space includes a fitness center, laundry facilities, management office, community center and computer room. A post-tensioned concrete structure with masonry exterior walls and a stucco finish, Joe Moretti is located west of the Brickell area. This project meets the National Green Building Standard.

Sorena's home is a beautiful reflection of her personality, adorned in her vibrant paintings and personal touches that breathed life into every room. When she decided to renovate her kitchen, I had the honor of designing it for her as well as form a connection that I still cherish to this day. Upon my most recent visit to her home to take photos, she greeted me with fresh coffee and pastries, a testament to the warmth of her character.
The renovation journey with Sorena was one filled with creativity and collaboration. As the designer, I took charge of curating the finish and lighting selections, while also assisting in the layout of all the cabinetry. One significant transformation was the decision to replace the existing tile with brand new hardwood floors. This change added a natural warmth to the room, complementing the elegance of other elements and providing a graceful continuity with the rest of her home. The kitchen transformed into a culinary masterpiece, blending elegance with functionality.
The focal points of the space are the La Cornue Stove imported from France and its coordinating custom range hood. Sorena insisted on these for her dream kitchen, and they indeed became the statement pieces that brought the design together. We complemented these with countertops of honed finish quartzite from Italy, which we both fell in love with as soon as we saw it. Its subtle sheen and luxurious feel added an exquisite touch to the space.
No detail was too small in Sorena's kitchen, and every corner had a story. The dreamy breakfast nook, overlooking her koi pond garden, was carefully crafted with a built-in bench adorned with green fabric cushions, providing a cozy spot for morning reflections or intimate conversations.
The project, located in West Chester, PA, was a success not only in the transformation of the space but also in creating her dream kitchen. It became an extension of her artistic flair, a place where she could not only host, but express herself. The inclusion of the hardwood floors and updated breakfast nook was a touch that truly finalized the space, giving it a warmth and continuity that resonated with her personality. It was a privilege to help her achieve her vision, and the gratitude in her eyes as she served coffee in her new kitchen is a memory I will always hold dear. Her kitchen wasn't merely a renovation; it was a manifestation of her dreams, executed with love, care, and a shared passion for beauty and design.
