This project is a transformation of a dilapidated three-unit apartment house into two modern, town-house style condominiums. The interiors are open, light-filled and oriented to enjoy the adjacent open space and views. Intimate outdoor spaces have been strategically located for views and privacy.
The dwellings are Energy-Star certified, with estimated energy savings of 38% below conventionally built houses. Sustainable design features include: compact design; maximum daylighting; advanced building envelope design; a hybrid natural/mechanical cooling system; high efficiency mechanical systems and appliances; and non-toxic interior materials.

This beautiful kitchen entails amazing beaded inset doors and frames with hand-crafted corbels through-out. The Island is made out of a rich black walnut and stained and coated with a ML Campbell Conversion Varnish. The remainder of the space is painted a pigmented lacquer by Mohawk. With solid maple dovetail drawer boxes and solid poplar cabinet doors are analogous with the rest of the beaded inset doors and frames. Complimented by bright candlestick lighting above and LED tape lighting below the upper cabinets. And very well finished off with antique style iron knobs and pulls.

This is a little project we did for a friend a few years ago. Our client approached us after the south face of her house had deteriorated to the point that severe rot and mold had invaded the structure. She also wanted to give the front of her house a facelift and create some more curb appeal. On little projects like these, budget often dictates our design solution and our approach is to maximize value on behalf of our clients. We don't trying to win design awards with these small projects nor are we trying to get published. Our goal is to simply and elegantly solve the problem we are presented with at a price point that our client can afford.
There are several ideas we incorporated into this design solution. Foremost was to solve the water infiltration into the building envelope. The structure faces due south and takes a beating from all of the winter storms we get here in the Pacific Northwest. In the summer, harsh sun warps and cracks most siding materials. This solution entailed stripping the entire south facing facade down to the studs, tearing out all of the rotted lumber and reframing this wall to accept new windows. This wall was then insulated, sheathed, covered with a high performance building paper and then sided with a cementitious siding material. We added a cover at the front door to both protect the house and to announce the entry.
The element of time plays a large role in our designs and in this case we wanted to highlight the transition from the outer environment to protected interior of the home. Finally, with the addition of the minimal arbor we created a public space on the front of the house that allows for gathering, gives the house more visual interest and provides a public zone between the house and the street. This zone is literally a way for our client, who runs a business on the upper level of her home, to get out of her house and interact with the world. In short, this was a contextual solution that blends in well with its neighbors and promotes community through a classic front porch design. Our client spends a lot of time here in the summers chatting with neighbors, enjoying a glass of wine and watching the setting sun.

This stunning dining room is the first space seen upon entering the home. Walls are a soft, turquoise blue and custom drapery panels grace the bay window. The project encompassed design and build of the front and rear areas of the property as well as the building stone of the home. The project entailed front and rear hardscape, landscape, lighting, drainage, and irrigation.
The design was very challenging due to the size of the home and the overall space constraints of the lot and topography. The project was situated with a very severe slope in the rear yard with limited space as shown in the water feature area finished photography. Additionally, the project was challenging with respect to stormwater runoff and county specifics as it relates to infiltration requirements.

We just repainted a Victorian house, Circa 1885, for a new client in Chicago. When you see a house of this size and this level of detail, a question comes to mind: How often do you want to have to repaint a house like this? The answer is simple: The least often possible! The related question is: What can you do to extend the life of a paint job?
Depending on its size, its level of detail and the condition of its coatings and substrates, a Painted Lady’s paint job can cost between $20,000 and $50,000, sometimes even more. Because of its clapboard and extensive trim and millwork, a Victorian house is especially vulnerable to deterioration. Before having us start the painting project, the owners spent about $8,000 on carpentry repair work to the house. To minimize the future cost of carpentry repairs and prolong the longevity of the paint job, we recommend what we call “Maintenance Painting” to our clients. What does maintenance painting entail?
Maintenance painting consists of doing a close inspection of the coatings of a house, every couple of years. What do we look for: signs of failure in the caulking and coatings. When the coating or caulking starts to crack, it is an entry point to moisture, which gets trapped, rots the wood and causes paint failure. Once caulk starts to fail, the deterioration of the substrate and coatings accelerates rapidly. This is why early detection is critical to maintain the integrity of the paint job. We then do caulk and coating maintenance on those spots we detected. When we notice the beginning signs of wood rot, we also do epoxy restoration in those areas.
A homeowner needs the assistance of a dedicated painting and decorating contractor in order execute this periodic maintenance. The challenge is two-fold. One, owners are typically unaware of the importance of coating maintenance. Two, painting contractors do not seem to recognize the opportunity of offering this service to their clients. So, these expensive paint jobs are allowed to deteriorate, which adds to the future cost of the repaints.
The kind of coating maintenance we are talking about can cost between $500 and $1,500 every two years. The money saved in avoiding expensive carpentry repairs alone more than justifies coating maintenance. Our clients who own historic Victorian home or other “Period” homes in the Chicago area really appreciate this additional service we offer them.
