I have number one (small kitchen) which makes many of the other items (appliance garage, large island, etc.) moot. I will splurge on the gas range (albeit small) of my dreams as well as a counter-depth fridge. Some of the others, though lusted after, will have to be bid adieu.

Interesting. #1 was votes for a smaller kitchen. I totally disagree. A lot depends on that statement. How big is the family and how many people will be woring in the kitchen? Is it the heart of the home like most kitchens? I have never evef been comfortable in a small kitchen and never been in a kitchen that was too big. #2 was access to an outdoor patio off the kitchen to expand kitchen space. Great idea but when you live in a climate that had a short summer I'd rater have the kitchen space I need. You mention well designed with ample storage, seating, countertop etc. Which all boils down to a larger kitchen. Two sinks, yes! Warming oven, yes and recycle yes, now the kitchen is really growing. Forget the small kitchen. The single greatest value in a home is the KITCHEN! Space is precious. My husband and I work in the kitchen together, we hate bumping into each other. There is no such thing as too big of a kitchen!
