Is there a reason to use shiplap instead of tongue and groove?
  • PRO

there is no significant technical advantage other than it is easier to hide the fastener with a shiplap. also the shiplap has a rectangular reveal while the T&G often has a V-groove. its a matter of visual preference.

great!....hope to hear from you soon. we can talk scope and possible phasing if needed, though you should be able to make a significant improvement with that budget....depending on how much you want to accomplish.

I would be very interested to see what design you come up with for this house. I am in the same position with a house that is similar in size.

I wonder why the tread on the steps is so narrow, the steps look very steep. I like a minimum 12" tread for safety and comfort.

    Coates Design Architects Seattle
    the tread is 11.5" actually

    1. Hire a pro. Consider hiring a pro to take a look at your home and offer advice. One morning spent with a home inspector, a real estate agent or a local designer can give you insight into what potential buyers will see when they look at your home — and can save you money in the long run.

Large roof overhangs on a house by Coates Design Architects in Seattle do more than put a modernist stamp on the structure. They also protect it from the Pacific Northwest's driving winter rain and mitigate hot summer sun.

Another Seattle residence illustrates how roof overhangs are often linked to abundant glass at the exterior wall and outdoor space below. This example is pint-size compared to the previous two Pacific Northwest ones, so it's good to see that these roofs can happen at various scales.
