Built in 1903, the kitchen in this stone estate has transitioned to fit the needs of many different owners. In 2017, the challenge was to transform it from an eclectic mix of minimal functionality to a kitchen the new homeowners wanted to love for the "next 30 years." It was important in the overall kitchen design to give a nod to the stately manner of the home, yet have the styling reflect a more contemporary color palette and finishes.

The Aurora can be labeled as a greenhouse shed combo. It includes four large aluminum windows with tempered glass for safety. On top of that, it features 509 cubic feet of storage space for gardening tools and equipment or plants. With the many windows, light is aplenty. However, there is even the option to add solar shades so you can control the amount of sunlight coming in. In addition, you can add a power ventilation fan to remove excess heat and bring in cool air inside. With a compact form and several integrated sustainable systems, the Capitol Hill Residence achieves the client’s goals to maximize the site’s views and resources while responding to its micro climate. Some of the sustainable systems are architectural in nature. For example, the roof rainwater collects into a steel entry water feature, day light from a typical overcast Seattle sky penetrates deep into the house through a central translucent slot, and exterior mounted mechanical shades prevent excessive heat gain without sacrificing the view. Hidden systems affect the energy consumption of the house such as the buried geothermal wells and heat pumps that aid in both heating and cooling, and a 30 panel photovoltaic system mounted on the roof feeds electricity back to the grid.
The minimal foundation sits within the footprint of the previous house, while the upper floors cantilever off the foundation as if to float above the front entry water feature and surrounding landscape. The house is divided by a sloped translucent ceiling that contains the main circulation space and stair allowing daylight deep into the core. Acrylic cantilevered treads with glazed guards and railings keep the visual appearance of the stair light and airy allowing the living and dining spaces to flow together.
While the footprint and overall form of the Capitol Hill Residence were shaped by the restrictions of the site, the architectural and mechanical systems at work define the aesthetic. Working closely with a team of engineers, landscape architects, and solar designers we were able to arrive at an elegant, environmentally sustainable home that achieves the needs of the clients, and fits within the context of the site and surrounding community.

Pineapple House designers created views to the home's stairs by widening the opening between the kitchen and informal dining room. They illuminate the area by adding side lights and a tall windowed modernly configured door across from the staircase.

With a footprint of just 450 square feet, this micro residence embodies minimalism and elegance through efficiency. Particular attention was paid to creating spaces that support multiple functions as well as innovative storage solutions. A mezzanine-level sleeping space looks down over the multi-use kitchen/living/dining space as well out to multiple view corridors on the site. To create a expansive feel, the lower living space utilizes a bifold door to maximize indoor-outdoor connectivity, opening to the patio, endless lap pool, and Boulder open space beyond. The home sits on a ¾ acre lot within the city limits and has over 100 trees, shrubs and grasses, providing privacy and meditation space. This compact home contains a fully-equipped kitchen, ¾ bath, office, sleeping loft and a subgrade storage area as well as detached carport.
