Scope of work: Update and reorganize within existing footprint for new master bedroom, master bathroom, master closet, linen closet, laundry room & front entry. Client has a love of spa and modern style.. Challenge: Function, Flow & Finishes. Master bathroom cramped with unusual floor plan and outdated finishes Laundry room oversized for home square footage Dark spaces due to lack of windos and minimal lighting Color palette inconsistent to the rest of the house Solution: Bright, Spacious & Contemporary Re-worked spaces for better function, flow and open concept plan. New space has more than 12 times as much exterior glass to flood the space in natural light (all glass is frosted for privacy). Created a stylized boutique feel with modern lighting design and opened up front entry to include a new coat closet, built in bench and display shelving. . The owner’s desire was for a home blending Asian design characteristics with Southwestern architecture, developed within a small building envelope with significant building height limitations as dictated by local zoning. Even though the size of the property was 20 acres, the steep, tree covered terrain made for challenging site conditions, as the owner wished to preserve as many trees as possible while also capturing key views. For the solution we first turned to vernacular Chinese villages as a prototype, specifically their varying pitched roofed buildings clustered about a central town square. We translated that to an entry courtyard opened to the south surrounded by a U-shaped, pitched roof house that merges with the topography. We then incorporated traditional Japanese folk house design detailing, particularly the tradition of hand crafted wood joinery. The result is a home reflecting the desires and heritage of the owners while at the same time respecting the historical architectural character of the local region.

Primula species or Primrose as it's commonly known can be considered a herbaceous perennial. Most growers promote them as a flowering houseplant in January for flower starved folks to satisfy their "cabin fever". They are a little finicky and fussy about locations, and may fizzle out with a sunny exposure, so they are definitely part-shade and don't like wet feet.
