To be clear, I have not said anything here that I have not conveyed to my real estate agent. IMO, she should be thrilled to have me as a client. I picked her after I rejected the first agent that I talked with, and she is now the one getting the commission (which is substantial) instead of the first agent.
Our agent told us that she had four showings to clients recommended by the agents' open. All four were not interested in making an offer, and they said that the garage was too small and that they thought the bathrooms need too much work. There is nothing wrong with the bathrooms, and so they do not "need" work; therefore I believe that they simply do not like them or think that they are too small, which is a different matter from "needing" work.
Anyway, she recommended that we accept the first offer, and so we did sign the agreement this afternoon. This of course does not mean that it is over, and so we will have to see what happens next.
I did some research on recent sales in my neighborhood, and I decided that the price I listed the house for is reasonable - maybe slightly low, but not significantly enough to make me want to change it. I also noticed that houses priced in line with my price have sat on the market for over 30 days, and that is something I would prefer to avoid, I think. So I believe that I priced the house fairly for a quick sale and now I can put those concerns behind me. The houses that are priced similarly to mine do not have finishes that are as nice, or appliances as nice, and also our back yard is better, but I don't know how much difference in price that would amount to. We did not refinish the concrete patio, and that is the area that I think needs work.
