2. Beachy Beauty
Designer: Jenny Keenan Design
Builder: Bill Payzant of Phillip Smith General Contractor
Location: Isle of Palms, South Carolina
Size: 280½ square feet (26 square meters); 16½ by 17 feet
Homeowners’ request. “The homeowners wanted to take every advantage of the amazing views, and have storage that would not disrupt the views,” builder Bill Payzant says.
Main feature. “The layout and design were created to ensure that the clients could have full views of the ocean while in the room,” Payzant says. “This meant laying out the location of the bed and windows so that the clients could see the ocean while in the room reading or from the bed.”
Other special features. “Because extra storage was important, the team worked to design storage that blended into the shiplap,” Payzant says. “It was also important to the clients that the room blend seamlessly with the other spaces in the home, so additional elements like the pecky cypress header and ceiling were incorporated.”
Designer tip. “The hardest part of this design as builders was ensuring that the shiplap details were seamless,” Payzant says. “It was key that the cabinets and the wall details matched perfectly to fully achieve the seamless look.”

3. Lofty Luxury
Designer: Dane Austin Design
Location: Boston
Homeowners’ request. “This is a guest room in a Boston loft that was formerly an industrial space,” says designer Dane Austin, whose client found him on Houzz. “The homeowners asked to keep the space simple. They purposely wanted to keep the industrial vibe by not painting the brick, and showing some of the mechanicals.”
Main feature. A reclaimed-wood-and-steel bed is the focal point of the room.
Other special features. Automated roller shades. A light bar above the bed washes the wall with light. Large windows flood the space with natural light.
Designer tip. “Balance warm red brick with cooler tones in the paint selection, bedding and accessories,” Austin says.

4. Fashionable Fireplace
Designers: The homeowners with Lou Balodemas and Veena Shahsavarian of Balodemas Architects
Location: Chevy Chase, Maryland
Size: 240 square feet (22 square meters); 15 by 16 feet
Homeowners’ request. A main bedroom with a skylight and a fireplace with a raised hearth for seating.
Main feature. “The four-post bed was selected first, and the room designed around it,” says architect Lou Balodemas, whose clients found him on Houzz. “Architecturally, however, the main feature is the fireplace with its Heath tile surround.”
Other special features. Green walls (Avocado by Sherwin-Williams). Stained wood windows, doors and trim. The hearth is honed Lagos Azul limestone.
Designer tip. “Sacrifice unnecessary circulation area in the room for additional closet space,” Balodemas says.
“Uh-oh” moment. “Early on we had decided to do painted trim, base and door casing instead of stained,” Balodemas says. “Afterward, the clients elected to spring for nicer stained wood windows. We walked in when they had half finished trimming the windows with the paint-grade trim, and realized that the trim would look much nicer stained to match the windows. That meant they had to retrim half the windows with stain-grade wood, but in the end it was totally worth it. The stained trim really adds to the beauty of the windows.”

5. Pretty Palette
Designer: Sherí DeGeer Home
Location: Happy Valley, Oregon
Size: 320 square feet (30 square meters); 16 by 20 feet
Homeowners’ request. “They desired a bedroom suite that had a European flair,” designer Sherí DeGeer says. “The homeowners were adamant for elements of lighting to be incorporated into the room as well as a warm feel. While uncertain how it could look, they requested I use yellow as a color palette.”
Main feature. “The color palette was critical in creating the ambiance,” DeGeer says. “And once I focused on the once-blank ceiling to showcase medallion patterns, the entire room came together.”
Other special features. “Every wall and ceiling surface was hand-painted by a local artisan,” DeGeer says. “To create a European design statement, an open iron chandelier was installed in the center of the hand-painted tile ceiling, where there wasn’t anything before. Additional ambient lighting was added in the cove of the tray ceiling for an additional light element. The existing window coverings did not block out the morning sun, so we installed motorized blackout draperies.”
The revamped fireplace features a mother-of-pearl mosaic tile surround, a travertine slab hearth and a cherry mantel and paneling. The flooring is also cherry.
Designer tip. “Lighting can make or break a room,” DeGeer says. “An open iron chandelier, wall sconces and tray ceiling lighting transformed the entire atmosphere.”
“Uh-oh” moment. “The clients loved their nightstand tables and did not want to replace them,” DeGreer says. “But they were not the same height. By installing wall sconces that were the same height on the wall, we were able to camouflage the fact that the tables were of different heights.”

6. Leafy Looker
Designer: Lindsey Machado of Designed with Grace & Joy
Location: Big Bear Lake, California
Size: 224 square feet (21 square meters); 14 by 16 feet
Homeowners’ request. This is the main bedroom in a vacation rental cabin its owners call Happy Trees Lodge. They wanted to brighten the spaces while maintaining a cozy cabin look and feel. “We decided first and foremost to replace the flooring and paint the walls,” designer Lindsey Machado says. “Luxury vinyl plank flooring allowed us to bring in that wood element and organic feel, while still updating the space. And cooling down and brightening up the paint color to a light warm gray (Worldly Gray by Sherwin-Williams) created a much more modern look.”
Main feature. “Every detail, from the light fixture to the wall color, was so carefully considered to create a classy, fun and whimsical room for guests,” Machado says. “But of course that gorgeous Winston Porter leaf wallpaper brought in the most crucial element, and we built a lot of the bedding and room design around it.”
Other special features. “We tried to replicate the same sequence of colors throughout every room of Happy Trees Lodge for a more cohesive feel,” Machado says. “All of those hues — blues, greens, blush — are ones often found in nature, and in this room we focused more on the calming pewter green. Especially with the French doors leading right out onto the patio, as well as the wallpaper accent wall, this seemed like the most ideal color to play off of.”
Designer tip. “I always recommend trying at least two different paint colors in a space, and my favorite way to do that is with Samplize peel-and-stick paint samples,” Machado says. “You can move them from wall to wall to see how they reflect off the light throughout the day. So many elements — natural and artificial light, window placement and even other design specifics — can affect how colors look in an individual space. Also, it’s super important to not put the colors right next to each other. Try to keep them about 5 feet apart on the same wall, as undertones may make each sample look different than the actual color.”

7. Windows That Wow
Designer: Diane Davidson of Bowler & Blue Design
Location: Manhattan
Size: 400 square feet (37 square meters)
Homeowners’ request. A minimalist bedroom with a Zen vibe.
Main feature. “The windows in the space are really the coolest architectural feature in the room,” designer Diane Davidson says. “And the low furniture and restrained palette made the room feel very meditative.”
Other special features. “The homeowners were recent empty nesters, so we incorporated the son’s iPhone pics from his travels above the bed,” Davidson says. “This was a very intimate nod to their children.”
Designer tip. “I always use luxurious textures in the bedroom, such as silk, velvet or fur, to enchant the senses,” Davidson says.

8. Handsome Headboard
Designer: Nina Jizhar
Location: Dublin, California
Size: 300 square feet (28 square meters)
Homeowners’ request. “They wanted their master bedroom to have a luxe and glam feel, and also be a sanctuary for them to unwind at the end of the day,” designer Nina Jizhar says. “We added brass and crystal elements to the space for the modern glam look, as well as a very tall upholstered headboard. We kept the color palette neutral, with some earth tones in accent pieces for a calm and soothing vibe.”
Main feature. A 7-foot-tall upholstered wingback headboard paired with glass pendant lights.
Other special features. Upholstered bench. Brass-and-crystal chandelier. Artwork representing the couple’s zodiac signs.
Designer tip. “In a large room, having the right-scale furnishings is the key for balance and proportion,” Jizhar says. “Also, don’t be afraid to layer a rug on wall-to-wall carpet for added texture and pattern.”

9. Playful Pattern
Designer: Britany Simon Design House
Location: Gilbert, Arizona
Size: 450 square feet (42 square meters); 18 by 25 feet
Homeowners’ request. “This was a new-build home, and the homeowners wanted to have a feminine and tranquil space that would feel like their own personal retreat,” designer Britany Simon says.
Main feature. “Our jumping-off point in the space was the headboard-wall wallpaper,” Simon says. “It gave an overall earthy and tranquil feel to the room and became our jumping-off point for the color palette throughout.”
Other special features. “The room is very large, so it was important for us to have appropriately sized furniture to fit the scale,” Simon says. “We used a four-poster bed to ground the space and play up the height of the room, and designed custom 48-inch-wide nightstands.”
Designer tip. “Play up the size of your space,” Simon says. “If your room is oversized, the furniture should grow with it.”

Designer: Lea Do of Wesley-Wayne Interiors
Location: Allen, Texas
Homeowners’ request. For this new-build home, the owners wanted a “current, cohesive and comfortable” design, says designer Lea Do, whose clients found her on Houzz. Do and Wesley-Wayne Interiors also use Houzz Pro software for invoicing and proposals.
Main feature. “We try to design in a way that everything flows together in one impressive visual,” Do says. “But to select a single item, the main feature would be the wallcovering behind the bed. We’re using this type of design element in many different room settings now, and it’s a wonderful way to tie the construction to the decor.”
Other special features. Tufted leather bed frame and headboard. Royal blue drapes with a subtle pattern.
Designer tip. “Scale is so important,” Do says. “Whether in small rooms or large, always err on the side of too big for decor versus too small.”
