• It’s orientation is thought out to maximize passive solar design and natural ventilations, with solar chimney escaping hot air during summer and heating cold air during winter eliminated the need for mechanical air handling.
• Simple Eco-conscious design that is focused on functionality and creating a healthy breathing family environment.
• The design elements are oriented to take optimum advantage of natural light and cross ventilation.
• Maximum use of natural light to cut down electrical cost.

Cornerstone Architects
The driving impetus for this Tarrytown residence was centered around creating a green and sustainable home. The owner-Architect collaboration was unique for this project in that the client was also the builder with a keen desire to incorporate LEED-centric principles to the design process. The original home on the lot was deconstructed piece by piece, with 95% of the materials either reused or reclaimed. The home is designed around the existing trees with the challenge of expanding the views, yet creating privacy from the street. The plan pivots around a central open living core that opens to the more private south corner of the lot. The glazing is maximized but restrained to control heat gain. The residence incorporates numerous features like a 5,000-gallon rainwater collection system, shading features, energy-efficient systems, spray-foam insulation and a material palette that helped the project achieve a five-star rating with the Austin Energy Green Building program.

This two-story penthouse apartment embodies many of PMK’s ideas about integration between space, architecture, urban living, and spirituality into everyday life. Designed for a young couple with a recent newborn daughter, this residence is centered on a common area on the lower floor that supports a wide range of activities, from cooking and dining, family entertainment and music, as well as coming together as a family by its visually seamless transitions from inside to outside to merge the house into its’ cityscape. The large two-story volume of the living area keeps the second floor connected containing a semi-private master bedroom, walk-in closet and master bath, plus a separate private study.
The integrity of the home’s materials was also an important factor in the design—solid woods, concrete, and raw metal were selected because they stand up to day to day needs of a family’s use yet look even better with age. Brick wall surfaces are carefully placed for the display of art and objects, so that these elements are integrated into the architectural fabric of the space.

A vaulted ceiling allows the family room to be filled with many windows that take advantage of the surrounding views. Large French sliding doors also allow this room to open up to the expansive covered deck.

The design goal was to produce a corporate or family retreat that could best utilize the uniqueness and seclusion as the only private residence, deep-water hammock directly assessable via concrete bridge in the Southeastern United States.
Little Hawkins Island was seven years in the making from design and permitting through construction and punch out.
The multiple award winning design was inspired by Spanish Colonial architecture with California Mission influences and developed for the corporation or family who entertains. With 5 custom fireplaces, 75+ palm trees, fountain, courtyards, and extensive use of covered outdoor spaces; Little Hawkins Island is truly a Resort Residence that will easily accommodate parties of 250 or more people.
The concept of a “village” was used to promote movement among 4 independent buildings for residents and guests alike to enjoy the year round natural beauty and climate of the Golden Isles.
The architectural scale and attention to detail throughout the campus is exemplary.
From the heavy mud set Spanish barrel tile roof to the monolithic solid concrete portico with its’ custom carved cartouche at the entrance, every opportunity was seized to match the style and grace of the best properties built in a bygone era.

Levy Art + Architecture
As a Queen Anne Victorian, the decorative façade of this residence was restored while the interior was completely reconfigured to honor a contemporary lifestyle. The hinged "bay window" garage door is a primary component in the renovation. Given the parameters of preserving the historic character, the motorized swinging doors were constructed to match the original bay window. Though the exterior appearance was maintained, the upper two units were combined into one residence creating an opportunity to open the space allowing for light to fill the house from front to back. An expansive North facing window and door system frames the view of downtown and connects the living spaces to a large deck. The skylit stair winds through the house beginning as a grounded feature of the entry and becoming more transparent as the wood and steel structure are exposed and illuminated.

Cooper Johnson Smith Architects and Town Planners
The architectural vocabulary draws upon British Colonial precedents in the West Indies with masonry-stucco walls, a standing seam metal hip roof with a kick at the eaves, a wooden balcony supported by wood brackets on the more public street facade, and a wooden gallery atop hefty masonry columns framed with wood brackets on the more private waterfront façade. These features have been developed and refined over hundreds of years to accommodate comfortable living in the Caribbean and have evolved into a living tradition of beautiful vernacular architecture that is, as a result, truly sustainable.
The covered outdoor spaces in conjunction with the protected courts, deep overhangs and operable wood shutters provide a sustainable home that respects the context and climate, maximizes energy-efficiency and minimizes environmental impact. The simple massing and layout of this house with its simple and flexible spaces can accommodate many different family types and lifestyles and can even change uses as market demands change over time. These characteristics together with a timeless elegance and beauty support the firmness, commodity and delight required for truly sustainable living.
