It’s warm in Southern California, and that’s exactly the feeling Andy and Liz sought to maintain inside their new Tuscan-style home as they embarked on a modern interior makeover. After all, the couple had two small children and a dog to consider. Empty and austere simply wasn’t a good fit for the young family whose interests include photography, art and lots of Lego’s.
Andy, an engineer, became intrigued with Cantoni after driving past the Irvine location on his daily commute. It wasn’t long before he and Liz decided to venture into the Los Angeles showroom, and that’s where they met Bernadette. By all accounts, the trio made for great collaboration, and the project that began in February 2012 is still a work in progress today.
“We were impressed by Bernadette,” says Andy. “We liked her and her work, and she won us over.”
The project began with pictures sent and an in-home walk-through where measurements were taken. The couple knew they wanted furnishings for the living, dining and family rooms, as well as the media room and a study. They were open to art and accent pieces, and hoped to incorporate natural elements into the mix. Bernadette set to work.
“It was fun touring our LA showroom and listening to Liz and Andy discuss their likes and dislikes. One thing was for sure,” she adds, “the Laguna Sectional was going in their theater room even if we needed to knock out a wall!”
UpstairsPhase I of the job is complete (as you can see from the stunning images), but instead of parting ways, Andy and Liz decided to have Bernadette help re-imagine the master bedroom and kitchen, next. The ongoing nature of this project illustrates a trend we see with most of our clients: we build trusted, long-term relationships. The Home
The Elbert, named after a Colorado fourteener, is designed in the modern farmhouse style with an open concept that creates a
welcoming feeling. The two-story entry light compliments the incredible view of Pikes Peak. The main level includes a gourmet kitchen
open to the great room, dining room and study. The master suite is an owner’s delight with a separate seating area that opens to a
spa-like master bathroom.
Moving up a level will reveal one of JS Homes’ specialties. Utilizing often overlooked space, we bring our East Coast influences to the
Colorado Springs market by using the attic for additional living space without adding another floor. This results in higher roof lines and a majestic appearance. Two bedrooms, a bathroom and a bonus room will be a delight for the kids in the family.
The ten-foot ceiling in the lower-level was designed with entertaining in mind. Two bedrooms, a shared bath and an exercise room complete the ensemble. Building within Flying Horse North, we were able to incorporate unique materials including stucco, barnwood, stone and pre-finished western red cedar.

Jeff stays current with the changing plans and movements in home design by attending national shows and following contemporary design trends.
Sonja takes the lead on interior design, plan review and draw coordination, in addition to being the REALTOR® who makes all our transactions possible.

This Flying Horse North lot was a perfect setting for The Elbert, a modern farmhouse. From the moment you walk through the front door, your sightline is drawn to the incredible Pikes Peak view. We sought to capture the large space by blending a mix of different materials and textures. Superior craftsmanship incorporates a mixture of materials, from knotty alder and walnut on the main level, to hickory and quarter-sawn oak elsewhere, creating a rich and rewarding feel. Luxe granites complimented by beautiful tile work add depth and movement in many areas of the house — creating a refined feeling. Working with Jessica Brown of La-Z-Boy Furniture Galleries, we designed a palette of colors, patterns and rich textures to enhance and compliment the interior finishes. A mixture of grays, blues and whites provides a timeless, fresh and family friendly environment that makes The Elbert a sanctuary for entertaining and relaxing.

Miller-Roodell Architects Ltd
Set in Montana's tranquil Shields River Valley, the Shilo Ranch Compound is a collection of structures that were specifically built on a relatively smaller scale, to maximize efficiency. The main house has two bedrooms, a living area, dining and kitchen, bath and adjacent greenhouse, while two guest homes within the compound can sleep a total of 12 friends and family. There's also a common gathering hall, for dinners, games, and time together. The overall feel here is of sophisticated simplicity, with plaster walls, concrete and wood floors, and weathered boards for exteriors. The placement of each building was considered closely when envisioning how people would move through the property, based on anticipated needs and interests. Sustainability and consumption was also taken into consideration, as evidenced by the photovoltaic panels on roof of the garage, and the capability to shut down any of the compound's buildings when not in use.

Shuler Architecture
This is a project from a few years ago that is typical of our remodel projects in this post-economic meltdown era. Prior to the 2008 economic crisis, many young Seattle families would simply 'trade up' as they outgrew their houses. This project represents the new reality for middle class homeowners who cannot afford to take a loss on the sale of their current house and then purchase a new home for their expanding family. Like families everywhere, many of our clients are also tied to the neighborhood where they have put down roots for several years. But for the house they have outgrown, these clients would actually prefer to stay where they currently live.
The solution to both of these problems is the classic second story addition. This project allows homeowners to invest the transaction costs from the sale of one house and the purchase of another into their current house while effectively doubling the size of this current structure. This project also ensures that homeowners end up with a home that has new electrical, mechanical and plumbing systems, upgraded window and insulation packages, as well as creating a home that is a truer reflection of their personal taste and lifestyle.
Our clients for this project had lived in this home for a number of years, gotten married and started a family. Within a few years of the birth of their children, our clients were debating their housing options when they finally decided to hang onto their large in-city lot and remodel. Our solution surgically inserts a staircase at one end of the living room on the main level and creates a grand upper level hall that leads to a laundry area, 2 kids bedrooms and a master suite with a large walk-in closet, sitting area and 5-piece master bath.
On the exterior, we enveloped these spaces with a shell that maintains the scale of the neighboring structures. To further reduce the roof and wall mass, we hipped the gable ends and added a shed dormer over the front door to announce the building’s entry. Finally, we dressed the upper story with a shingled craftsman vocabulary that is a hallmark of Seattle residential architecture.

{Featured Story} Spring, 2015 – This condo was purchased from the estate of the new owner’s parents and refurbished with trendy new touches. There were no close comparables in the Farmington neighborhood with within walking distance to the urban downtown area, so the approach for selling was to create an entirely new set of comparables when the new owner was found. On the market for just days, the renovation, marketing and finishing touches made this a highly sought after, and quick to sell property at top dollar, establishing a new trend in the neighborhood.
{Our Process for this Featured Property}: Assessed the initial investment condo, offered suggestions for rehab and renovation. Assisted with Color Theory through color selection and process (no beige in this condo!). Helped select floor and counter materials, tile selection and features in the kitchen and bath. Final staging of the property was done with antiques and housewares, and created a cozy and lived in feel. As a final touch, a party was thrown when the property was completed to invite in friends and family, as well as an open house with freshly baking chocolate chip cookies to make the prospective buyers feel right at home!
{Outcome} This property sold in days as a cash sale, at a higher price than anything in the neighborhood – and closed quickly. Both the seller and buyer were thrilled with this transaction!
