I would remove the walls around the kitchen and the stairwell to open up the space, extending the kitchen up to the bathroom wall. Then extend the middle bedroom into the extra space creating a view and an en-suite bathroom.

Cute home! I am thinking the entry of the home is the small hallway by bath. Most definitely take down the Kitchen walls, with such a nice view too, shame they are there. Will open up the space nicely and add a lot of sunlight. Extend the bedroom wall and creating a suite with Lake View. The addition would be the deck portion? Looks like you could take that space for Kitchen/Dining. Deck at the back of the house is good enough, not sure you need the side deck? Maximize house sqft makes sense.

Lefty47, I would like to have three nice bedrooms (currently, I would say the house has zero "nice" bedrooms). 9x9 is a pretty small space once you put a bed in there! I could potentially get two nice bedrooms upstairs if we make the roof higher, but that seems like a lot of expense. (I have attached photos of the current upstairs).

Horst, thank you for the recommendations! Unfortunately, I don't think we can really open up the space by opening up the stairs as they are pretty small. A majority of that space is an old chimney, which we could probably take out. I'll ask the builder how much that would be. We could also move the stairs entirely, but that would be expensive too. Haha. I like your idea of extending the bedroom out to the lakeside, but 9' is still pretty narrow.

Susan, you are correct about the current entryway, but that could always be moved! I'm thinking your idea of extending the bedroom wall might work if we create a large "bay," which would extend the bedroom to be about 12' by 17'! Yes, I would think the addition would be used kitchen/living room.

Thanks for all your help!

This is a fairly wide lot. The entire facade, from the covered driveway on the left, to the edge of the house on the right is 97' wide.
