Yes, by all means, safety bars. And if not now, at least the blocking for them to be added later. In my 'Your new house' portfolio I plan to pass on, I have visually recorded every improvement we have done. Down to the studs pictures of blocking, electrical runs, plumbing, HVAC ducting, floor joist directions, types of underlayments under the hardwood and tile upgrades, insulation R factors and brands..... In short, every thing I wish had been passed on to me. Oh, and owners manuals of all appliances currently in the house. With their date of purchase and all warranty paperwork.

We love the look but it needs to be done right..it can often be too cold and stark. I think that Restoration does well .It is a look everyone seems to want to copy, but do not always get right!

I think that you should first of all paint the room a better shade something in a warm grey tone the yellow is not working, perhaps Revere Pewter(Ben Moore). That black white rug is not working and the painting is not working. The placement of the painting is too high. I think you should find some inspiration rooms and work towards that instead of trying to piece it together .

I think the drapes shown in the latest photo works OK with the various tones in your room. It is dark enough to contrast and has just enough of the burgundy/purple overtone to go with the sofas. Now you need some color and pattern in the pillows, and some art. Something a little subdued perhaps (tone on tone maybe or some texture or beading) to keep the rug a star.

I think the sheers are OK--subtle pattern might be OK, especially if they are full and bunched up, not spread out. But these are fine, and the higher placement of both the curtains and sheers helps a lot.

The countertop is cambria quartz and the tile is called smoke it is a glass tile I do not recall name of manufacturer it was purchased at Tile America. It really is up to the tile person who is doing the tile as to how they like to end the tile we did not use a metal liner.

Good points, jeejane. I think another thing to note is that certain things are more popular in some areas. There are certain features that may be popular in a larger city that nobody would be interested in if it were to be marketed in a small town-- and vice versa.

Oversaturation of the market is another reason that houses may sell for lower or just not sell at all. There are a lot of houses in my area for sale. Many have been on the market for over a year because the population is decreasing, median household income is less than $25k per year, and there just aren't enough incentives to motivate people who don't already live here to buy.

So, if the market is bad in your area and your home isn't selling-- its not necessarily your fault-- but its a good idea to try to maintain your property (or arrange for someone to maintain it if you are not around).

If a property appears to be uncared for entirely, you not only run the risk of not selling, you run the risk of break-ins. People will break in to sleep there, tear out plumbing and wiring, steal fixtures, and basically trash the place up. Just having someone mow the lawn and pick up any beer cans that local miscreants throw into the yard can help. A trashed-up yard may make a potential buyer be concerned about criminal activity in the area.

You know, I'd love to see one of the Houzz contributors do an ideabook on Top Ten Tips To House Hunting, I really would.

The best and only one I can come up with is to go looking on a cold, wet day after it's been cold and wet for days - nothing brings out the leaking ceiling or basement damp problems better than several days of rain! But that's about the best I can come up with and I'm sure there are some much better tips out there!

By now, I'm pretty good at seeing our home through a potential buyer's eyes and then decluttering, depersonalizing, and pumping up the dream factor. Having said that, we've brought in a stager every time and I would continue to do it. They have a professional design eye, as well as a creative approach to solving problems I'd stopped seeing...even if it's just a matter of optimizing how a room looks. I'll happily put my attachment and ego to the side and take every advantage we can get in this competitive market!
