Even though the renovation might not come cheap, it will pay off in the long run by increasing the overall value and quality of your home.

When you’re ready to start a renovation, it is important to consider popular trends as well as your own family’s needs. If space isn’t an issue, double sinks, walk-in showers and a separate bathtub are luxuries many homeowners and buyers look for. Since bathroom space is always needed, include an oversize vanity, bathroom cabinet or medicine cabinet, and jump on the environmentally friendly bandwagon by including an energy-efficient shower and toilet. If you have the budget, space and desire, turn the bathroom into every woman’s dream by adding a relaxing soaking tub with jets and a built-in makeup vanity, complete with a bench and makeup mirror.

While picking the bigger items will require the most important design decisions, it’s important to consider the smaller touches as well. When it comes to showers, dual showerheads, often including rain showerheads and handheld showerheads, are becoming increasingly common, as are shower benches and glass shower doors. Installing a towel warmer instead of a traditional towel rack adds another touch of luxury, and a heated tile floor, while a splurge, could become a key selling point.

When considering bathroom colors in a home you plan to sell soon, consider the tastes of potential buyers by going for subtle, lighter colors, like light blue or green, or opt for neutrals. If you’re dying for pops of color, make them easy and inexpensive to change by painting the walls or adding bright bath mats and accessories. On the other hand, if you’re staying put for a while, feel free to put your personal stamp on your bathroom retreat.
