With our unique upload center you can upload your project information directly to us. I suggest starting with a designer first, then move on to an architect once the conceptual part is done. The designer can be your base for the whole project. He or she will be your go to person for everything. From the Architectual review to contractor selection.

Great discussion on different types of doors and their uses Bud! Retractable screens are a perfect solution for screening these doors as blend in perfectly and do not block your view like traditional screens. They can be color matched to any opening and come in a variety of custom options for any application.

They are very popular for folding and sliding door systems and can be completely recessed so they disappear when not being used.

I would remove all of the walls and start all over again with some natural stone or a nice looking prefab material. I would also remove the concert steps and place a real nice set of decretive wooden steps. The drive could be pavers in conduction with a seating area and some flower bed walls. You have a really nice area to work with. Maybe hiring a designer to get you going would really help.

Terry, can you answer a few questions? That might help with useful suggestions. What is the room on the second level? A bedroom? Living room? Study? What is the room on the bottom level? Party/guest space? A possible second living area? A shop? Depending on what those rooms are used for, remodel of the outside spaces might differ.

I would not deck the whole back yard. I would either make separate areas with a water feature and a fire place or fire pit. If a pool is in the budget you can do that too. You have such a nice area to really design something out of this world. Here are a few designs that we did that you may like. The one has a pool and a similar style like your yard already. The second one is almost like a roof design.

ok Lori I *hate* putting up pics that aren't ready for prime time, but this is the job I'll be photographing in a couple of weeks. From where I'm standing with the camera, over to the steps on the left, and over to the steps along the stone wall, that was all deck. So we added ~150 sq ft of grass, and that could just as easily have been groundcover or stone.

I'm just saying, y'all keep an open mind - I think he can get what he wants and still have an inviting space :)

I would tone it down with more of some softer earth tones. Something in the same family as the back splash but maybe a little darker. To your defense my we painted our kitchen with a green color like yours and it looked great. We put a lot of colorful pictures on the walls too.

You can really change the space by working in small spaces, with a yard like yours, you can have multiple viewing areas. You can add part paver, part deck, with a pergola, and a water feature. Here is a design that we just finished in Chicago.

It looks like you already started on the walk way. I would have removed all of that and start with more of a natural free flowing walk and flower beds to the street. The house is amazing with a commercial appeal to it. By adding curves, stone, and a pond less water feature you could soften up the look and keep it modern by choosing the right materials.

I would suggest a garden design and use the well as the center piece. Maybe some large and small boulders with a planting bed and a pathway. Make it a fun area with a neat focal point.

I only dislike fake wishing wells. your well looks real, so agree with featuring it. if a child fell in you could be in serious trouble. find out if it is real and if there are capping standards in your area. I would start by phoning the county agents office.

Off the bat, the first thing I saw when I looked at this picture was your two garage doors, so, I think your biggest impact is going to be to paint those closer to the color of your vinyl siding. They are nice garage doors, don't get me wrong, but probably not the first thing you want people to notice! It sounds like you need to do something with your concrete porch, I would probably go gray to make it look more like concrete. At that point, I recommend taking another picture and seeing what you think. I'm not 100% sure I like the maroon shutters! but you might think they are livable. A nice dark blue would look nice, IMHO, and I'd probably carry the shutter color through to the door as well.

Redo the walkway and make a curved flower bed around the deck and the half way to the walk. Place some large shrubs in the back close to the house then some color flowers in the front.

I would say, remove the deck, remove the walk, move what's ever under that tarp to somewhere hidden. Start with a new deck, go the entire length of the wall. And make it a little lower, 7" down from the finished floor. It's so low to the ground, you won't need a railing. But you can add shrubs around the deck as a border, leaving 4' openings between shrubs for space to walk off the deck. Bring the deck out from the house more too, nice & wide. Add two barrel planters on the deck, one on either side of the window on the left. Take the grass & rocks away from the tree & put a mulch ring around the tree, 3' wide around the whole tree. The front door color is nice but maybe a brighter color to make it pop.
