VizX Design Studios @adam it's not a hard job to redo. Even if you offer to pay him a little it's a 2 to 3 hour fix. You just need to be happy with your project at your house.

NancyJInteriors I agree with most of the comments, BUT, its been a year, most contracts have a one year time limit. I think the contracters cost of labor had something to do with the work you received??? Did you get 2 or 3 bids???

Ed Hi igner, very nice rendering. I agree with Dytecture. Would you consider increasing the amount of huge glass windows by 300% ? :) As much big windows as possible, instead of concrete walls ?

teresataylor I am in the middle of re-staining our stairs and they are turning out fabulous. I made a custom stain by mixing Ebony and Dark Walnut as I didn't want it completely black. I will say that I preferred the color when more Ebony was added over the Dark Walnut. Our treads are pine and will be stained the same color as the rails and posts. They were a similar color to your stairs; however our spindles are painted white and will remain that way. I will also paint the risers white since they are currently stained as well. I am using a standard stain but used the gel stain last year on all our kitchen cabinets and for the cabinets in our three bathrooms. The gel stain is very easy to use. I pulled instructions off the internet from a blogger and I followed her directions. My kitchen and bathroom cabinets turned out really nice; it gave them the facelift they needed. Good luck!

studio10001 With a limited budget, I'd suggest you attend to your hardscaping first - patio repair,perhaps widening that path. Add to your ideabook, get some books from the library to study, and start plotting out areas of the yard according to usage on a sketchpad. Your local county extension office has specific information regarding plant materials, as will your local nursery. Ask questions. If that seems too much, a consult with a designer is the next money- saving strategy .

Sweet Caroline Garden Design Don't touch that pergola ! Its gorgeous and so many homes need one for enhancing their architectural style. Shade is very treasured here in our sunny South so don't think of it as undesirable . You have a great entrance it just needs a little tweaking. Remove all plants that seem to be suffering from lack of light. There are many plants that are happy with filtered light . The tree on the left should either be removed or trimmed back because its out of scale. The japanese maple on the right is beautiful. If you live in a sub-tropical or tropical area you could make a very attractive entrance with a gravel garden planted with exotic natives, add water feature, a colorful tiled area with seating or a bench, and some art work. A Japanese garden design would also go well with your courtyard. Here's but one example of what you might consider :

VizX Design Studios I love the house. Wow! Where is that at? You need color and more color. I would add a paver or stone walk to the entrance way too. I designed a project similar this year. Here is a picture of the house. Similar in an essence of a modern contemporary style home.

I like your project pics. I guess the picture doesn't show it clearly but there actually is a path to the front entrance; it's about 4' wide and is aggregate finish like the front step. Although, I have considered a stone or paver walk on the side of the house under the spruce trees to the back yard.
FYI, the front door faces straight west so the spruces and dying grass are obviously on the south side of the house.

Linda Foreman what a fabulous kitchen....love the worktop and light fixture. I have just replaced my garage door for an electric one with some windows along the top. I got a great bargain (for cash, say no more) but it is white. My windows and front door and all the trim are stained a dark mahogany brown. Now I don't know how to manage the colours - it is a difficult one. Anyway, good luck with the outside spruce up - I think staining the driveway and investing in some shrubs and roses would be more than enough to change the whole outlook at present. Leave major changes till you have been there a while, have seen it in all weathers and also have some money aside to get what you really want.

If budget permits, or in the future, I would have a brick mason replace vinyl siding and match up the existing brick. If budget doesn't permit then paint it a color like the brick to unify the two different materials. I know from experience that after buying a house there's not much left for landscaping so keep this in mind for future reference : Unifying the garage and front entrance with an overhead pergola/arbor and adding a rock garden would add a lot of curb appealGary M. VizX Design Studios @nguyenhuong85 I feel your pain but from my opinion I would change the walk to get your look. Then build around the walk. In this process your hardscape structure is king. Remember this is just my opinion.

sstarr93 I modeled your floorplan to scale, thinking about options. A couple of questions: are your base cabinets really 18" deep? What is the notch in the wall at the end of the stove-side run of cabinets? Is it a pass-through into the dining room?
The nook seems like it could be a nice small study, but I don't see it as a mud room (it's in the center of the house). Have you considered combining the sun room and the kitchen into a multi-purpose room?

How many people will you have over on the average? Describe an event either personal or with guest? We also want to know your style type. The last area is budget but most of the time that is overlooked if it is something you really want.

VizX Design Studios Your backyard is an open canvas. There are so many things you could add to the back. You could either remove the deck and add a patio, or an English garden style whole backyard design. You could add tons of color and even a swimming pool. But first you have to start with how you will use the area. Who is going to use it with you? How often will you be using the area?

Ginkgo Leaf Studio VizX brings up valid questions. Knowing whether you like a formal or casual style is important as is understanding what activities you plan to use the space for (dining, lounging, grilling, hot tub, shade structure, etc, etc, etc). Based on your comment of wanting a lovely backyard garden retreat, and the investment it will take, I'd suggest you look for a local landscape design professional on Houzz. It will be worth it to have a design drawn up, one based on the actual dimensions of your backyard.

lanibirch My dream is to create a space that is incredibly inviting, casual and relaxed. Where we can entertain friends on the weekend or my husband and I can dine on a deck/patio in the warm summer nights or simply curl up in the sun on an Adirondack chair reading a book. I'm contemplating a two tiered deck (which takes into account the house being raised by 2 feet) with high planter beds at the high side of the deck. Also thought of two openings to the deck... one in the similar location to the existing stairs but moved over under the car port so in the winter time you don't have to contend with the snow to get to the car and then another larger one coming out into the garden on the other side.

westsidecarrie Frankly from the looks of the photo, it appears this area doesn't get much direct sun. (?) Perhaps a well placed umbrella or even a roll away shade off the side of the building that could be used when needed? I would add a heat lamp before I'd worry about the other things. Love the lighting and the pavers. The thing I am most curious about is the fence... was it painted? replaced? Did you do anything new to the fence?? It looks transformed. Personally, I would add a nice vibrant green potted plant in the seating area for more color.
