This beautiful 2-level home is located in Birdie Lake Place - Predator Ridge’s newest neighborhood. This Executive style home offers luxurious finishes throughout including hardwood floors, quartz counters, Jenn-Air kitchen appliances, outdoor kitchen, gym, wine room, theater room and generous outdoor living space. This south-facing luxury home sits overlooking the tranquil Birdie Lake and the critically acclaimed Ridge Course. The kitchen truly is the heart of this home; with open concept living; the dining room, living room and kitchen are all connected. And everyone knows the kitchen is where the party is. The furniture and accessories really complete this home; Adding pops of colour to a natural space makes it feel more alive. What’s our favorite item in the house? Hands down, it’s the Red farm house bar stools.

Basements in houses built in the 50's face a lot of challenges when it comes to development - bulkheads, uneven floors, small windows, disintegrating plumbing, and cracked walls all need to be dealt with to provide a perfect modern finish. This basement required everything from completely new plumbing from the stack to the street, levelled breathable subfloor, spray foamed walls and rim joists, bulkheads, and a load bearing support wall.

Just Basements explained that a better description of this expansive basement living space might be "Subterranean Penthouse". They noted that the homeowner wanted a contemporary, ultra cool place to hang out with friends.
Following the renovation, this basement boasts a huge media room for gaming, sports and entertaining. They added a games room complete with a custom bar, a huge flat screen TV, pool table and foosball game. The basement also hosts a separate entrance.
Additionally, the whole space can be controlled from your smartphone, with blackout blinds, the complete cutting-edge a/v system, lighting and fireplace, all with the touch of a button. Finally, everything is concealed, with custom a/v locations and hidden storage compartments built right into the feature wall.

Beacham Architects
The proposal extends an existing three bedroom flat at basement and ground floor level at the bottom of this Hampstead townhouse.
Working closely with the conservation area constraints the design uses simple proposals to reflect the existing building behind, creating new kitchen and dining rooms, new basement bedrooms and ensuite bathrooms.
The new dining space uses a slim framed pocket sliding door system so the doors disappear when opened to create a Juliet balcony overlooking the garden.
A new master suite with walk-in wardrobe and ensuite is created in the basement level as well as an additional guest bedroom with ensuite.
Our role is for holistic design services including interior design and specifications with design management and contract administration during construction.
