Bellmont 1900 cabinetry in the Stockholm door style and Folkstone finish along with honed Caesarstone in Pebble and limestone floors create the perfect balance between a natural color palette and a contemporary design. The Brizo “Siderna” tub faucet and the curve of the custom shower door foil the straight edges of the Top Knobs square hardware. Akdo “Almond” glass tile in the shower provides visual depth with its delicate sheen while the ACO channel drain and Rohl EcoModern shower fixtures complement the overall simplicity of the design. As with most properties in coastal San Diego this parcel of land was expensive and this client wanted to maximize their return on investment. We did this by filling every little corner of the allowable building area (width, depth, AND height). We designed a new two-story home that includes three bedrooms, three bathrooms, one office/ bedroom, an open concept kitchen/ dining/ living area, and my favorite part, a huge outdoor covered deck.

This top-to-bottom renovation of a 1930’s Seattle home created an intriguing dialogue across time as the fresh, modern spirit of the renovation work acted to complement the more traditional home. A major, two-story addition was placed on the south side of the house, containing a stunning master bath and closet on the upper floor and a window-filled study on the ground floor. A dramatic, three-story stair hall was created in the center of the house, with a delicate new stair railing featuring laser-cut steel vertical supports. A sensuous, 8-ft. long custom fused glass light fixture was suspended over the new stairwell. The attic of the house was entirely reframed, allowing generous views and natural light to fill every room. Sustainable design ideas were present from the beginning. Every exterior wall and roof was insulated to the maximum extent possible. Groundsource wells were drilled to produce heat exchange and reduce both heating and cooling energy demand. Gas consumption has been reduced by about 90% A 3.4 kilowatt array of photovoltaic panels was placed on the roof. Radiant floor heating, low VOC paint, recycled wood flooring, VG Fir insulated windows and LED lighting were also included. Of course, the fact of the renovation itself is inherently sustainable, reclaiming all the embedded energy in the original 80-year-old house, which is now a wonderful combination of old and new.

What a view of the mountains from the freestanding tub! Motorized shades are mounted at the top of the windows to ensure privacy at bath time. Gray leathered limestone floors are the base for this modern master bath, complete with a floating vanity in dark stained oak. Matching floating shelves offer storage and display next to a custom built in linen cabinet. The LED lighting at the vanity is bright, but dimmable. Brizo faucets and cabinet hardware are chrome, to add a splash of shine to the otherwise honed or leathered finishes.

By sacrificing a whirlpool tub and one of the sinks in the existing layout, the team was able to open up the space and create a plan to better suit the couple’s lifestyle. A new spacious barrier free shower includes a hidden product niche, double showerheads and a sleek linear drain detail.
