Our client's Tudor-style home felt outdated. She was anxious to be rid of the warm antiquated tones and to introduce new elements of interest while keeping resale value in mind. It was at a Boys & Girls Club luncheon that she met Justin and Lori through a four-time repeat client sitting at the same table. For her, reputation was a key factor in choosing a design-build firm. She needed someone she could trust to help design her vision. Together, JRP and our client solidified a plan for a sweeping home remodel that included a bright palette of neutrals and knocking down walls to create an open-concept first floor. Now updated and expanded, the home has great circulation space for entertaining. The grand entryway, once partitioned by a wall, now bespeaks the spaciousness of the home. Van Auken Akins Architects LLC designed and facilitated the complete renovation of a home in Cleveland Heights, Ohio. Areas of work include the living and dining spaces on the first floor, and bedrooms and baths on the second floor with new wall coverings, oriental rug selections, furniture selections and window treatments. The third floor was renovated to create a whimsical guest bedroom, bathroom, and laundry room. The upgrades to the baths included new plumbing fixtures, new cabinetry, countertops, lighting and floor tile. The renovation of the basement created an exercise room, wine cellar, recreation room, powder room, and laundry room in once unusable space. New ceilings, soffits, and lighting were installed throughout along with wallcoverings, wood paneling, carpeting and furniture.

This dated 80's home needed a major makeover inside and out. For the most part, the home’s footprint and layout stayed the same, but details and finishes were updated throughout and a few structural things - such as expanding a bathroom by taking space from a spare bedroom closet - were done to make the house more functional for our client. The exterior was painted a bold modern dark charcoal with a bright orange door. Carpeting was removed for new wood floor installation, brick was painted, new wood mantle stained to match the floors and simplified door trims. The kitchen was completed demoed and renovated with sleek cabinetry and larger windows. Custom fabricated steel railings make a serious statement in the entryway, updating the overall style of the house.

This expansive laundry room features 3 sets of washers and dryers and custom Plain & Fancy inset cabinetry. It includes a farmhouse sink, tons of folding space and 2 large storage cabinets for laundry and kitchen supplies.

Every remodel comes with its new challenges and solutions. Our client built this home over 40 years ago and every inch of the home has some sentimental value. They had outgrown the original kitchen. It was too small, lacked counter space and storage, and desperately needed an updated look. The homeowners wanted to open up and enlarge the kitchen and let the light in to create a brighter and bigger space. Consider it done! We put in an expansive 14 ft. multifunctional island with a dining nook. We added on a large, walk-in pantry space that flows seamlessly from the kitchen. All appliances are new, built-in, and some cladded to match the custom glazed cabinetry. We even installed an automated attic door in the new Utility Room that operates with a remote. New windows were installed in the addition to let the natural light in and provide views to their gorgeous property.
