Built from the ground up on 80 acres outside Dallas, Oregon, this new modern ranch house is a balanced blend of natural and industrial elements. The custom home beautifully combines various materials, unique lines and angles, and attractive finishes throughout. The property owners wanted to create a living space with a strong indoor-outdoor connection. We integrated built-in sky lights, floor-to-ceiling windows and vaulted ceilings to attract ample, natural lighting. The master bathroom is spacious and features an open shower room with soaking tub and natural pebble tiling. There is custom-built cabinetry throughout the home, including extensive closet space, library shelving, and floating side tables in the master bedroom. The home flows easily from one room to the next and features a covered walkway between the garage and house. One of our favorite features in the home is the two-sided fireplace – one side facing the living room and the other facing the outdoor space. In addition to the fireplace, the homeowners can enjoy an outdoor living space including a seating area, in-ground fire pit and soaking tub.

Established in 1895 as a warehouse for the spice trade, 481 Washington was built to last. With its 25-inch-thick base and enchanting Beaux Arts facade, this regal structure later housed a thriving Hudson Square printing company. After an impeccable renovation, the magnificent loft building’s original arched windows and exquisite cornice remain a testament to the grandeur of days past. Perfectly anchored between Soho and Tribeca, Spice Warehouse has been converted into 12 spacious full-floor lofts that seamlessly fuse Old World character with modern convenience. Steps from the Hudson River, Spice Warehouse is within walking distance of renowned restaurants, famed art galleries, specialty shops and boutiques. With its golden sunsets and outstanding facilities, this is the ideal destination for those seeking the tranquil pleasures of the Hudson River waterfront.
Expansive private floor residences were designed to be both versatile and functional, each with 3 to 4 bedrooms, 3 full baths, and a home office. Several residences enjoy dramatic Hudson River views.
This open space has been designed to accommodate a perfect Tribeca city lifestyle for entertaining, relaxing and working.
This living room design reflects a tailored “old world” look, respecting the original features of the Spice Warehouse. With its high ceilings, arched windows, original brick wall and iron columns, this space is a testament of ancient time and old world elegance.
The design choices are a combination of neutral, modern finishes such as the Oak natural matte finish floors and white walls, white shaker style kitchen cabinets, combined with a lot of texture found in the brick wall, the iron columns and the various fabrics and furniture pieces finishes used thorughout the space and highlited by a beautiful natural light brought in through a wall of arched windows.
The layout is open and flowing to keep the feel of grandeur of the space so each piece and design finish can be admired individually.
As soon as you enter, a comfortable Eames Lounge chair invites you in, giving her back to a solid brick wall adorned by the “cappucino” art photography piece by Francis Augustine and surrounded by flowing linen taupe window drapes and a shiny cowhide rug.
The cream linen sectional sofa takes center stage, with its sea of textures pillows, giving it character, comfort and uniqueness. The living room combines modern lines such as the Hans Wegner Shell chairs in walnut and black fabric with rustic elements such as this one of a kind Indonesian antique coffee table, giant iron antique wall clock and hand made jute rug which set the old world tone for an exceptional interior.

An unusual four-seated settee upholstered in a bold red fabric anchors the rotunda entry of this 10,000 square foot Paradise Valley home. The custom round area rug reflects an elegant silk-pleated fabric ceiling detail. Beyond the foyer, the formal living room is enhanced with unique touches, such as the silk window treatments topped with one-of-a-kind fused glass drapery hardware. The rich red and gold color palette includes an iridescent wall finish achieved in a five-part process. Plush furniture, a baby grand piano, and an adjacent bar make this living room a grand place for entertaining.

The dining room is open to the living room, and we wanted the 2 spaces to have an individual personality yet flow together in a cohesive way. The living room is very long and narrow, so finding the right sofa was of utmost importance. We decided to create 2 distinct entertaining areas using the Molteni & C Freestlyle Sectional. Since the backs are separate pieces from the seats, the whole sofa can be reconfigured in any number of ways to fit the situation. The fabric for the sofa is a beautiful charcoal with great texture, providing the perfect backdrop to all of the colorful pillows from Maharam, Knoll Textiles and Missoni Home. In one area we used a pair of Moroso Bloomy Chairs to create an intimate seating area, perfect for enjoying cocktails. In the other area, we included the owner’s existing Ligne Roset Facet Chair for a pop of color. Instead of tables, we used Molteni & C ottomans for maximum flexibility and added seating when necessary. The wall features a customized built-in cabinet that holds the stereo equipment and turntable, along with 2 illuminated benches from Molteni & C that provide great soft indirect light. The geometric shape of the wall unit is counterbalanced by the incredible piece of artwork by Erin Curtis. Finally, the layering of 3 Golran Carpet Reloaded rugs create the perfect platform for the furniture, along with reinforcing the modern eclectic feel of the room.

Our clients wanted a serene and comfortable, yet formal living room. Symmetry is a wonderful way to create a very balanced, and consequently, soothing space. A pair of transitional camel-back sofas flank the fireplace, and extend an invitation to sit around the fire. Other “pairs” of draperies, chairs, and ottomans around the room create order and “organize” the space, all while giving it a slightly formal feel. We selected the mostly monochromatic color palate for its restful quality…color can be jarring. To bring back some excitement, we went against the grain by painting the trim and molding a very dark chocolate brown. We know this room is a success, because unlike most living rooms, it’s used every day. Photo by Beth Singer.

Level Three: We selected a suspension light (metal, glass and silver-leaf) as a key feature of the living room seating area to counter the bold fireplace. It lends drama (albeit, subtle) to the room with its abstract shapes. The silver planes become ephemeral when they reflect and refract the environment: high storefront windows overlooking big blue skies, roaming clouds and solid mountain vistas.

This open concept dining & living room was very long and narrow. The challange was to balance it out with furniture placement and accessories.

The walls were finished in a green Venetian plaster to bring extra light-reflection into the room. A handmade Agra rug was selected to enhance the green/blue palette and introduce raspberry / burgundy tones, thereby incorporating the clients' existing upholstered furnishings with new selections. The green & gilt-toned chandelier and sconces added additional sparkle in this lively, reflective room. Hand-painted details above the doors were extracted and rendered from photographed images of the rug. This ornament replaced a fabric treatment, thus allowing the doors to open freely to the outdoor patio.

Mid-Century Modernism inspired our design for this new house in Noe Valley. The exterior is distinguished by cubic massing, well proportioned forms and use of contrasting but harmonious natural materials. These include clear cedar, stone, aluminum, colored stucco, glass railings, slate and painted wood. At the rear yard, stepped terraces provide scenic views of downtown and the Bay Bridge. Large sunken courts allow generous natural light to reach the below grade guest bedroom and office behind the first floor garage. The upper floors bedrooms and baths are flooded with natural light from carefully arranged windows that open the house to panoramic views. A mostly open plan with 10 foot ceilings and an open stairwell combine with metal railings, dropped ceilings, fin walls, a stone fireplace, stone counters and teak floors to create a unified interior.
