Some house designs are certainly less expensive than others to build. However, more square footage carries it's own expenses over the long term-- more to heat/cool, furnish, clean, maintain...

And simply being "less expensive" isn't all that helpful unless it's also within your budget.

It's hard to say much more unless you share your house plan.

Well, this is where we are currently with the plan, although I do have several changes to be incorporated. Also, we are downsizing, so we are used to generously sized spaces and the associated maintenance costs. We have a nice budget for our build, but of course we don't want to spend unnecessarily.

Why not have a jack & jill bath for the other 2 bedrooms instead of two complete baths back to back? Where are you in the country?

Actually, most people on this forum would advocate for 2 baths back to back then a J&J...

We are in Mississippi, so very hot and humid. We've tossed around the bath configuration on that side of the house and think 2.5 baths works best for us. Thanks!
